The property prices seems to growing up fast in Taiping.
It's like Penang 10 years ago.If that's the trend,i'd better jump on it....
Does anyone have any clue on it.

Actually Taiping property prices increases rapidly since the last 3 years,
Before that from year 2000 till 2013 the prices were not moving at all.

around 3000sq ft land with 2400sq ft built.
But it has to be in a good residential area.
By that I mean your neighbours house should be semi D or bungalows.

i heard that only Cornerstone Condo sales not so good... Crystal Creek seems better... dunno about Centrepoint Suite...

Went to Crystal Creek Showhouse.... only few units left.... lowest is on 17th floor....

But Taiping town has run out of landed properties,and therefore pushes the prices up.
so for those who wanted to live in town area,apartments are the answer.

crystal creek is an eyesore..really spoil the forest scenery with its ugly building façade - moreover its
just beside the old cementery and now its expanding to accommodate more "residents"..

so if looking to buy got to make sure you don't get a view of the cementery ..

Anyone knows what is the progress of Cornerstone? it should b ready by now..

for taiping the old bungalows around the lake gardens in the vicinity of aunsay gardens are a better buy - many have bought and renovated into 2 and 3 storey mansions!

they have finally painted the entire building on the outside.
Structurally it's all completed.
but looking at the rate of progress,I figure easily another 6mths

Unfortunately yes. Taiping petty crime is pretty bad.
My own experience..... 2 units water meter,2 units AIRCON compressor, a few ma hole covers.

Cornerstone also around 70%-80% progress.... mayb need another 6-12 month....

i almost buy crystal creek... luckily i went into the contsruction area and the view is not really that great... i thought i can have lake garden view... only tower B can have lake garden view... tower A will have taiping n simpang town view....

not really,I think across the whole of Taiping in general.
Tesco is btw kamunting and taiping town
Corner stone near town area.
Cyrstal creek in Lake garden.
A huge shoplot project (finnished) in Tupai.

Actually there is no new development in Kamunting now.

seriously,I think condos in Taiping are overly price.
I'm basically from Penang,so I'm comparing the prices of both areas.
Given that condos in Taiping is relatively new,you have no idea how they are managed and believe me,management is of utmost priority.
If the garbage you see on every corner of the road here,I've my doubts that they can be managed properly,I might be wrong(hopefully).

Centrepoint suite is very strategically situated.Occupancy i would say 30-50%.
but 330k for 760sq ft which works out to be rm430/sq.ft is damn high even for Penang standard.
But than again that's the price they're asking for and you VERY FEW choices in Taiping,so I guess they're using this angle(Scarcity) to hike up the price.
If you have a choice,I'll get a nice comfy house.

You might have missed the opportunity already. Like im in subang. In year 2010 ish. The prices for a landed 24x75 was around 300k but 4 years later its 700k to 800k. Ever since then it didnt change much in terms of pricing

Overall the sales for Condominiums/Apartments are not doing well.....the developers here are over optimistic.

For the same price I can get a better ROI in KL.

nearest it town developement is taman tekkah impian located behind GIANT.... but it is located deep in aulong area.... any1 can propose any new development near taiping/kamunting town...???

Since you are in Taiping, get a flock of geese.... most robbers will stay out of your house.

Anyway, my taiping house is only worth 150k in Taman Sri Hijau, single storey with small 10feet of land, so I dont think the property prices are increasing dramatically across the whole town (probably hype too).
However, it is a good place especially for me and my family to go back once in a while to get away from the hustle and bustle of ibukota.

Condo/Apartments here are a hype only. most were bought as investment units.

If anyone gonna fork out 330k for 760 square feet, u must be crazy.
for that kind of money, u can buy a land in the old village area and build a big bungalow, 40 x 80 landed area at least.

taiping rent rate is around rm 500 - rm 1000 (double story house)
that also hard to rent out, since so many other units for rent.

But if condo/apartment here were bought as investment unit, i dont see too many unit for sale n rent at centrepoint suite. checked with airbnb oso does not find any unit there.... mayb for long term flipper i guess....

Me too feels the price of new dev is absurd but it still get sold out.

New landed also not cheap unless you get those outskirts. Not really for investment cos there are still a lot of good priced subsale e.g kg jambu , tupai...simpang

Exactly. Same here in taiping. The town are are all built up so the prices keeps going up. The cheaper ones are on the out skirts.Same in Penang area like batu maung,balik pulau, property are very much cheaper when compared with areas like TG BUNGA,Greenlane area

u will notice alot of empty houses.

not saying that taiping property won't go up, but it won't be happening like penang, hitting 50% - 100% in 5 years.

To try and ascertain that an empty house means that that house has not been sold is like trying to find a pin in a hay stack.
to make it even more illogical is that you are just driving by......you can't know anything by just driving by.

The more logical way to find out "to an extend" is to contact a few real estate agents and inquire about the area that you're interested in.

Appreciation of a property depends on 3 things....location,location,location.
It is which area within Taiping that is "hot" and which isn't.
So getting an appreciation of 50 to 100% is not impossible,given the correct timing and of course the correct location.
Generally speaking houses of middle to high end houses appreciate more than lower end houses.

Was telling my wife a few years back we should get a house to retire there, but retirement's still 20-30 years away.

Luxurious Condo, which was launched about 2 years ago and their progress stuck at 3rd level.
Obviously the sales is very2 poor due to it's million ringgit pricing and I am very sure if this continues the project might be abandoned.
They have to revise the project like what Cornerstone Condo did otherwise it is doom and gloom.

When the sales were dismal the developer quickly revise the sizes of some of the lower block units to a smaller ones hence there were some pickups.
Heard that they have sold around 40-50% after that.
I quite like that area but looking for a more reasonable price but at RM400/sqft, well I'll pass it.


Registered for another project which is in the heart of Taiping Lake Garden....so far there is no detail info except the developer and it is a mixed development ( Hotel,High end service apartment..)

I doubt it's 40-50% sold.
even after less it's rm400sq/ft. which is around rm400k for 1000sq.ft and that does not include other fittings.
All in all it'll be rm500k for a 1000sq ft apartment,which in Taiping you still can get a pretty sizeable landed property.

Actually the units are partially furnished (Cabinets,Wallpaper,Aircond,Hotshower). Without these RM30K rebate.
Why not drop by and check out their showroom.......Look for Lawerence (if I could remember the name correctly)

now that's logic talking, 500k can buy a good landed property in taiping.
just add 5 min travel time. but but maybe not worth it ? 5 min traveling is alot

some development might be worth buying a bit higher price but some just not worth it.... every new project have their own pros n cons.... why buying landed house without security n other amenities if ur priority is about safety issue....

where have you been hiding?
Taiping has been a thriving town for the past 10years.
Growing and expending(in infrastructure & building & factories).

The last I counted,Taiping has 7 flyovers!

I doubt it will be like penang or melaka,as the work force here is totally different from there.
Far a starter the blue collar section here is scarce,as most would prefer to go to Penang or KL

Anyone looking for budget priced landed house for living should search Changkat Larah Kamunting area. Development progress can be seen here and heard that MPT planned to develop extensively this area as Taiping 2. Only 10km to taiping town. Nearer to Bukit Merah Lake town and going North plus highway accessible thru Bukit Merah toll Plaza.

Developers also now developing Batu Kurau. So I would say Changkat Larah area will be booming.

surprised to see taiping is now developing after all these years. maybe progress is at very slow pace.

the only places i consider as city worthy are ipoh and penang island at the north. other places are so underdeveloped (butterworth, taiping, kulim, sg petani are kampung by my standard.
