Solid point.....

But if condo/apartment here were bought as investment unit, i dont see too many unit for sale n rent at centrepoint suite. checked with airbnb oso does not find any unit there.... mayb for long term flipper i guess....

sure i can build a big bungalow 40x80 with 330k in batu kurau or changkat jering.... but the petrol cost will be much higher to get to taiping town....
*
you can get a 32' x 100' spacious New double storey semi-D with around 2300sq built up in Kg Boyan just 5min to town centre for around 760k

yup....if u loaded, then can........really not worth it....chii think  console.gif

It reminds me of Penang 5 years ago when the average price of a condo is 400k to600k and everyone says "it's really not worth it" and that prices are hitting the ceiling. And now? the same condo is 50% to 100% increase.

but penang have issues with land shortage... no wonder the price will always go up.... brows.gif  brows.gif  brows.gif  brows.gif

Exactly. Same here in taiping. The town are are all built up so the prices keeps going up. The cheaper ones are on the out skirts.Same in Penang area like batu maung, balik pulau, property are very much cheaper when compared with areas like TG BUNGA,Greenlane area

word of advise, go and explore these areas, aulong, pokok assam, kamunting old area, simpang old area, kampung jambu.

u will notice alot of empty houses.

not saying that taiping property won't go up, but it won't be happening like penang, hitting 50% - 100% in 5 years.
my property went up 30% in 5 years, new housing estate in kamunting.
*
To try and ascertain that an empty house means that that house has not been sold is like trying to find a pin in a hay stack.
to make it even more illogical is that you are just driving by......you can't know anything by just driving by.

The more logical way to find out "to an extend" is to contact a few real estate agents and inquire about the area that you're interested in.

Appreciation of a property depends on 3 things....location,location,location.
It is which area within Taiping that is "hot" and which isn't.
So getting an appreciation of 50 to 100% is not impossible, given the correct timing and of course the correct location.
Generally speaking houses of middle to high end houses appreciate more than lower end houses.

Didn't realise it's so popular now. Guess many people have the same thoughts of retiring there.

Was telling my wife a few years back we should get a house to retire there, but retirement's still 20-30 years away.
*
no need to buy a house to retire there.
My wife runs Taiping's first 5 star Retirement home in Taiping thumbup.gif thumbup.gif

the old area would be those original kamunting and simpang areas before being expanded out. alot of empty houses.
chii agree on most of your points. but seriously alot of empty houses in these areas and although low end houses, the land is big and can rebuilt on the old foundations.
well 100% increase did happen in town center taiping. 500k shoplot become 1M in less than 5 years during the booming property time.
what is the place name ? maybe can also go there when old.
*
it's called Doris Lifestyle.

Retirement industry.

My parent and siblings still there so go back once a while in. Quarter. I see that land price is going up and up. With buyers too! Fast being snapped up. I guess there are still demand from cash rich.

But taiping traffic now quite bad , hate it
*
Traffic at present only bad during holidays.
Normal days are ok but don't expect the roads are very clear. As you know traffic jams comes with progress blush.gif

Ayam Brand, Spritzer and etc are made in Taiping.
*
I'm referring to labour intensive industry as that will have an impact on properties because of the need for accommodation.

When the sales were dismal the developer quickly revise the sizes of some of the lower block units to a smaller ones hence there were some pickups.
Heard that they have sold around 40-50% after that.
I quite like that area but looking for a more reasonable price but at RM400/sqft, well I'll pass it.
Registered for another project which is in the heart of Taiping Lake Garden....so far there is no detail info except the developer and it is a mixed development ( Hotel,High end service apartment..)
*
I doubt it's 40-50% sold.
even after less it's rm400sq/ft. which is around rm400k for 1000sq.ft and that does not include other fittings.
All in all it'll be rm500k for a 1000sq ft apartment, which in Taiping you still can get a pretty sizeable landed property.

Actually the units are partially furnished (Cabinets,Wallpaper,Aircond,Hotshower). Without these RM30K rebate.
Why not drop by and check out their showroom.......Look for Lawerence (if I could remember the name correctly)
*
thanks i'll do that

I tot taiping is dead town
*
where have you been hiding?
Taiping has been a thriving town for the past 10years.
Growing and expending(in infrastructure & building & factories).

The last I counted,Taiping has 7 flyovers!

really? hopefully have more company there soon for job opportunity like melaka and penang
*
I doubt it will be like penang or melaka,as the work force here is totally different from there.
Far a starter the blue collar section here is scarce,as most would prefer to go to Penang or KL
