Got one EH owner complained that funny smell from palm plantation make his son sick for 6 months.

EcoM owner, do you smell anything funny when you pass by with window down?

Ya..SP SEH P3 lake all within gated compound area and only able to access by resident only. Even their weeping meadow for P1 West also within the fencing area.

Can't judge clearly from the angle of these photos but if that's the case, much better than those site progress  photos I see earlier.

Another possibility are those nearer to the lake are better, those further away are slightly bad. This might be the reason why we oaid over rm20k extra. If this is the case, I pass eco slope, hopefully those getting bad slope one are okay with their conditions.

I think one of the reasons it look nice is the uniformity of the houses - the entire row.  That's sth that I appreciate about stratified dev.

Facing lake I think is extra rm35k.
Mine are not.
Not facing garden either (20*70) far from garden.

Now if we answer with slope, then might be easier to understand why.

If you are going for 7A and 7B, I would strongly suggest that you take the garden-facing unit as merely an additional RM22k (7A) or RM12k (7B) you will get the best view of all the classic homes in Mellowood precint.

Definitely, imagine there are no other units facing the central garden, that premium is really worth the money, be it for own stay or for investment.

House facade to me no doubt Merrydale.
Garden concept wise no double Mellowood Parkhomes.
But if 7A & 7B vs 8A & 8C, I maybe will choose Merrydale.

By the way, do you have any idea what's the garden aize of Cradleton? Hahah....

Honestly speaking by looking at the site plan, it seems to me Cradleton has bigger garden areas in total compared with Tenderfields

Err... yes and no.
Both Merrydale and Mellowood have their own central park but Merrydale is bigger at 3.7 acres while Mellowood is 2.36 acres.  Then for Mellowood Parkhomes (7C & 7D), they have the private garden (20ft) and linear garden (30ft - 40ft).  Mellowood Classic Homes (7A & 7B) and Merrydale do not have the 30ft - 40ft liner garden but the 20ft landscape trail (or so-called "EcoLorong" )

What I was trying to say is that it won't be a generous one like the Parkhomes whereby that's the selling point for it.  I still believe that what shown in the pamphlet is what they intend to deliver.

I think collectively together we have to get EM to be responsible for us all continuously in all aspects of security , crowd control, public access and maintenance...
I dun mind paying more to ensure privacy as a whole instead of just sending us off to mpkj when time comes....when environment is littered and crime prone ....the value drops...n all the premium we are paying to EW is a flush down
