Agreed with you that it will help push the value of the existing DSL.  Also I think 7A and 7B will be cannibalised by Merrydale instead of the other way unless there are some very unique selling points that I'm unaware of.  And also, it makes Parkhomes look very much worth the price.

Afaik the only SD in the coming new launches will be in Noblegate and I don't see it possible selling at RM1.3M .  Whole EM only Tenderfields and Noblegate got SD.

On the price for 7A, need to clarify a bit. 
Understand that the entry point is RM808k but since EM is going to open for garden facing units first, the price for it is RM838k.

If want to compare Merrydale vs Mellowood 7A/7B, I would use gross price instead as I supposed Merrydale will still offer discount.  The variable to me now is the unique selling points for 7A/7B and the type and number of available units in Merrydale.

If just the facade makes the difference, then I prefer Merrydale leh.
