seems quite a good deal to get a DSL instead of townhouse wouldnt it? if your finance allow you... u can get a land all to yourself with 100k ish extra... for long term staying also seems more benefit...

well its quite true... 75 ft.... if the townhouse is fully utilized the land... u will get a longer length compare to DSL... where DSL have more rooms and width of spaces... haha

i think their pricing is quite comparable now among those at the outer part of puncak alam... for example mkh hillpark... i think 20x60 also selling similar pricing... still selling out except the last phase.... mkh hillpark currently most of the phases having more than 50% occupancy rate... i think the general population here still growing decently...

well... it takes time to sell at this location.... i think the pricing of hillpark and LBS abang adik aje... after nett off discount and freebies... but AP is strata title and hillpark is individual title... hillpark doesnt sold out their previous phases within short period... but at least they still managed to cleared it... now left the final phase to sell only i think... even premium product at EW also can sold 90% out... i think landed still have alot of potential here....

everywhere also appreciation slow... to buy landed at outskirt area now as investment is definitely nt working... the holding cost might cost more than your appreciation... at here you can just say that you can get to stay in a decent size landed that surrounded with basic amenities for an affordable pricing.... laugh.gif laugh.gif

well strata title has its pro and con... its better from security aspect... less headache on the collection of maintenance fees compared to individual title F&G landed...

frankly speaking... you have no definitive answer on this... alot of developers have different team handling different projects... they do well on other projects doesn't mean it will be consistent on all other projects... my fren's LBS project defects alot but some other units defects lesser and their response time is quite slow... but in the end he manage to ask them to repair all defects and renovate to move in.... as long as the developer wont take your money and abandon... all is well...

based on this area's developers profile... maybe only EW or IJM are the one with better workmanship....

depends on your size also... rental mostly will be sapu-ed by those landed near Uitm i.e hillpark and EG... this location can only rent to those working nearby or if its significantly cheap to rent here compared to rent at EG or Hillpark....

bro... BU berapa for 20x60? 406k is really affordable for 20x60 DSl.... but then wad that alam perdana will have? EW project and Uitm hospital not really related to this location... the beneficial township would be hillpark and EW first... the good thing is that this township is the closest to LATAR exit.... commercial activities can choose to visit those along bukit cerakah and BSC's shoplots... as these are nearer than the commercial lots near econsave puncak alam there...

in term of image enhancement for appreciation yes... but in term of rental... tak boleh haha... investment have to focus on long term appreciation in this area...

but still waiting for all the flyover and construction near DASH completed... i think if that location jam can be reduce... the whole PMD still usable during peak hours...

Built up so small only ka? then i guess you may have back garden... as for your backyard whether will landscape nicely or not... we are not sure... this can only see upon completion... but if u have a decent back garden... and a lousy backlane... also doesnt make any sense though... anyway nowadays landed dont fully utilize the land size... the only thing good over a condo is that u have own car porch and stay right on your land... since its strata title... you cant fully say the land is belongs to you....

tak boleh compare location macam ini... puncak alam also ada difference on the locations one... those LBS, hillpark, EG will be more convenient to in and out during rush hours due to they are nearer to those exits to highway... and the shoplots along the main roads will be faster to grow compared to alam jaya now...

i think for landed should be still okay la with or without balcony... cant see anywhere further than your opposite house... haha...

the design and price seems better... i think also due to their total land size and number of units... very small pocket development of terrace... haha.. to stay in this area... most importantly must G&G or F&G... security and perimeter fencing is a must...
