Thinking if it is worth my time to consider this property. Seems like most of the units would be affected by the noise from the highway even if they are facing the hills.
Access is via beside the toll only?

i dont think it really making alot of noise since all the cars need to slow down by passing tolls.

And yes, can consider right beside the toll. It worth your time if this is your budget and preferred location.

Those same cars will speed up after toll. And malaysians are popular for modding their exhaust pipes to make the loudest sound possible, motor or car lol

This is one of my concern too, so I’ve been to that place for couple of times and i dont really heard alot of noise pollution around there.

Recommended buy for first-time buyer with intention to invest/rent or maybe live in in the future?

Hi all, will be flying in to KL this weekend and will have a chance to view the show unit of this project. First glance of the materials and some YouTube videos, I like the surroundings and concept. I also like that it is in CHD vicinity too.

I understand that there are no retail shops nearby so a car is a must, also that it’s beside a toll entry.

But after reading on this forum, seems like there are issues with this project such as Low sales, bad developer, etc.

First time home buyer here and would appreciate your honest feedback on this project. I intend to use it as an investment and to rent out. Would consider living in it if I were to relocate to KL.

Appreciate any feedback! Thank you.

Obviously the undisputed safest way to access was pay rm2.10 x2 LDP toll (x1 only if u came from DPC/BSD/Kepong/Sungai Buloh side) but got another way through narrow local road Jalan Bukit Lanjan. You can enter through:

1) Jalan PJU 8/8 @ Damansara Perdana and cross the underpass if u came from Puchong/Sunway/PJ @ LDP.
2) The old Jalan Damansara if you're from Empire City, Kampung Bukit Lanjan, Penchala car showroom side, pr The Billboard KL/The Podium Malay upcar restaurant.
3) The inner roads of Kampung Sungai Penchala if you're came from Jalan Datuk Sulaiman side of TTDI or Sprint Penchala link exit at the Exit 2317 TTDI Utara Interchange if u from Mont Kiara/KL.

I stayed in Empire City few years back so I am a little familiar with the back roads.
Only question I have for now is the pricing as it seems like block A & B price is different. My SA told me block B is furnished and A is unfurnished but haven't gotten the details like actual price and rebates.

Correction, technically this is after toll exit.

I would suggest you spend a few days (weekday / weekend) to understand the surrounding and how well the traffic is around this area before putting down your booking for investment.
For that price there's the nearby Exsim Project on Central Park Damansara will fair better in terms of investment.

After viewing the units. I noticed a few issues.
1. entrance is only via Empire City if you dont want to pay toll.
2. there is no airway for this condo so kitchen or toilet got no window for ventilation
3. no gap from door to walkway. No foyer separation
4. type A has no "storage" space which I don't like while type C has wastage of space due to common toilet is placed in the middle
5. for me type C way over budget. was told around 860k but when I went there it became 1mil.

Which block u r looking into ? I tot this will better than the Exsim Damansara Perdana project. Seems like this project does not meet your expectation oh.
Currently, I also survey the housing in damansara,KD and kepong. Any good condo/developer can recommend.
Also, Now is the good timing to buy house? as the interest rise alot recently due to economic crisis.

I was window shopping only. I like that is has greens and not in a crowded area. But the setup of the units with no ventilation is a turnoff for me. I stayed at Empire City for a year and the main issue I faced was humidity and cockroaches. Everything including the sofa was growing mold. So I guess need to be careful when staying around there. Plus the unit I stayed doesn't have a ventilation point for air to exit as well like how Hampton is designed.

Helo! Just visited the Hampton Damansara sales gallery today, looks quite promising. Actually I'm thinking to book already and then came across this thread. Anyone know what is the latest progress or news with the building? I want to book d but still a bit skeptical. The price (after discount) is RM680k+ which is quite affordable, then partially furnish some more but still got so many units left unsold. hmm.gif

Been survey quite sometime at the surrounding area before I book, byfar this is the one with decent space (900+sqft),freehold and come with balcony.
Low dense compare to the nearby development. Pricing wise is pretty fair with furnish but the only downside for me is the road access but well since its inside a okay neighborhoods so its not really a big deal for me.

It’s a nice own stay property and I like the unit layouts. It does look like it was quite overpriced at the start if they’re offering such high rebates. One of the previous threads mention wanting to use it for investment which I’m not so sure about. For a renter here, it would only be purely because of lifestyle and not convenience.

Looks like not having more car parks for the smaller units was a real dealbreaker for many. I suppose this won’t fly unless you’re a TOD.

When there is a divergence in the pricing which creates an unequal playing field as well as lacklustre sales then yea it would really make me question this project for investment.

Launching more than 5 years also can't sold out....you know sure something wrong loh.
Beside busy LDP highway, totally no luxury feel, got dust and noise only. May be choose the unit facing inside still ok if you very like this project

Ya.. also planning to get those unit that are not facing LDP. Why I like the location is because they are not to high den comparing to surrounding area project and not surrounded by commercial area.
