But being as a purchaser/investor, we also have to know how much rental premium can the MRT link properties fetch given most of developers already factored into the selling prices of their new launches of projects?! (i reckon most of the projects were heavily overpriced due to MRT factor).

Based on LRT linked properties, we could also more or less gauge how much rental of the future MRT link properties able to command....

Plus, it normally takes times to "heat up the properties" (agents promote, tenants move in) even after MRT is full operational..........

Anyway, we ll see the result soon after 17 July 2017. bruce.gif

New property yes. probably all kena hype up the pricing. Maybe still worth looking at desperate subsale owner willing to dispose their unit. but you have to hold for 5 years at least.
and yes you are right. need to wait MRT2 fully operational then only can see the price of property will follow.

Amidst the cloudy market climate, 141 of 507 condominiums in Kuala Lumpur that recorded sale transactions last year had enjoyed positive price growths ranging between 2.1% and 14.9%, according to the Kuala Lumpur Property Market Report 2016 by the National Property Information Centre (Napic).

Among those 141 projects, five saw year-on-year (y-o-y) double-digit growth in their average absolute transacted prices. Topping the list was One Menerung in Bangsar with a 14.9% hike, followed closely by Intan Apartment in Setiawangsa with a 14.5% growth and Sang Suria Condominium in Sentul with a 13.5% growth. Putra Apartment in Setiawangsa and Desa View Towers in Melawati both achieved a 10.5% and 10.1% rise respectively.

For Sang Suria, its continued popularity is also due to its proximity to the Jalan Ipoh Mass Rapid Transit (MRT) station, which is part of the MRT Line 2 (Sungai
Buloh-Serdang-Putrajaya) currently under constructioin, says Hong. Located at Persiaran Parkview in Sentul, Sang Suria is a freehold development comprising four blocks of 27-storey condos. It is part of YTL Land & Development Bhd’s 186-acre Sentul township development that comprises retail commercial, offices and residential components.


TheEdgeProperty.com data showed that five units at Sang Suria were transacted in 2016, at an average selling price of RM583,000, or RM506 psf. No transaction was recorded in 1H2017.

even rica and others along jln Ipoh selling much higher than 506psf.

For the whole KL only 5 projects yoy growth double digits, average 506psf inclusive large unit, and this price is before mrt2 complete, you can see the list on the first page, really not many project within 500m walking distance to the station...another project m looking now is Plaza 393, Cheras..damn! Many staffs nearby want to rent, high demand no matter Bangla or local

I cannot believe Desa View Tower rank among top 5. So secluded eerie looking area.

I have stated before in other thread. Sang Suria even though older is priced higher than Rivercity. Maybe people prefer peaceful place.

At the opposite end, 78 condos saw sale prices drop from 2.2% to 11.7% y-o-y. The five steepest dips were experienced by Platinum Lake PV10 in Setapak at 11.7%, Abadi Indah Apartment in Taman Desa at 9.2%, G Residence in Desa Pandan at 8.9%, Seringin Residences in Kuchai Lama at 8.4% and Idaman Residence @ KLCC at 8.2%.

Desa View few yrs back after changed management improve a lot, as it build on hillside some unit facing unblock stunning KLCC view, here you can breath a fresh air as it just next to forest reserved bukit tabur..recently Sime Darby Melawati Mall just open, price from 280k become 340k consider very reasonable, acceptable

Sang Suria more peaceful place, Rivercity also not bad full of amenities within walking distance.

How to differentiate high end properties in malaysia? Properties itself, location, pricing or the residents stay inside? Deseparate unprofessional agent more than deseparate seller now, trusted property website simply allow agents post misleading info is one of the issue..if they patiently follow bank valuation situation will become better

short term shock nia.......

I dun follow the rest but G resi definitely achieved double digit growth from purchase price...maybe not 50% or 30% nia...not exactly owner needs to pay out of pocket to give big angpoh to subsale buyers.

p/s - only the naïve to think price always go up. its true for longer term (10 yrs/20yrs) but not 1 or 2 years.

property being a non liquid and tangible assets, cannot always generate short term windfall de. I guess you already knew that.

Now, in Klang Valley as too many Condo developed, very near to MRT station/track for convenience purpose.
But If you have condo and living too near to MRT track, also become a healthy issue as MRT create noise annoying especially at night time ( become sleepless night). Also sometimes You can also feel the vibration when the train passes by.
So will the value of this kind of condo depreciated? icon_idea.gif

LRT has greater railway noise as compared to MRT.. one is old approach for the runway and another is by magnetic, hence the noisy you heard even at MRT waiting platform is kinda minimal.. there are extensive retrofitting of existing MRT railway structures as well.. hence too near / doorstep maybe is just very zap, but walking distance is definitely good for long run.. smile.gif
