You Residences is developed by PJD Regency Sdn Bhd (OSK Property) Last year Oct finally got my condo VP. Till today May 2016, PJD get the architect from Akipraktis to write a letter and stated the unit was inspected and work was carried out to their satisfaction.

Here, I would like to show how wonderful OSK workmanship and how good the architect from Akipraktis.
If you would like to have such wonderful workmanship like my unit. Remember to purchase OSK properties.

please write in to developer with copy to the stakeholder lawyer. If possible attached your own contractor quotation to do up the unit. As per the SPA if developer didn't do the defect you are entitle to claim the cost from the lawyer that act as stakeholder.

I requested an inspection with the project team GM, but the customer care stated that my submission of defect was duly inspected and certified by the Architect of You Residences. Case closed.
Don't even bother to see me, says within 5 days to collect my key or will drop into my mailbox. This was written by the Manager of Customer Care Team (Angel Goh)

I will go for Tribunal Tuntutan Pembeli Rumah

huh???? is there a requirement for this? checked by their architect and the defect is not their fault??? are they plain stupid and ignorant or wad.... if every developer state this way... no more defect liability period... no more defect checking needed? and we just have to stick with a half baked unit?? shocking.gif quality totally unacceptable. the tiling is horrible.. somemore dare market their developments as "upscale"

If the defects measurements within tolerance rate then you're not eligible to claim back from developer. Refer to jkr standard specifications for building works 2014.

so... when they check for quality control.... if its acceptable within tolerance level... they will just let go of that matter and proceed to VP? is this the usual way? Im sorry, i am just curious to know only... haha...

Check out Qlassic standard that published by CIDB. I think this should be the industrial standard.

Those different colour tiles seem to me it is located outside your unit. If so, it is under facilities not under your SPA. Your management has to submit the defects.

Hi, hopefully it will get better for you. So, you have not collected your key to the unit yet? Because technically they have the right to ask you to collect the key but once you get the key, that will not stop you from claiming/ filing more defects during your Defect Liability Period.

That consider little things compared with other projects like Empire city, Semarak@gombak. That look more like a ghost house and i believe they will fixed it to every defected units as soon as possible... actually every new conpleted projects sure will have defect areas. Ofcox we are the purchasers sure have the right to get back the quality.. dont worry bro. The defect liability is covering for 2 years. Anything u feel not comfortable can write a letter to the project team and what should osk to improve. Cheers...

In my last defect form during February (before Chinese new year), I clearly state all tiles need to be newly replaced (due to a lot of defects of the tiles, nearly 80% tiles defect), project team verbally agreed to change all. But at the end, this is the quality given by OSK.
So, saying I have to keep submitting the defect form talking about the same thing about tonality problem for this 2 years defect liability?

Haixx.. i knew ur feeling bro.. you paid so much and end up never meet your expected quality delivered by OSK... I'm not helping osk give positive comments but in fact other reputable developer sure will have this issues. Sometimes we need to give them some time to solve this issues because that project got around 370 units sure take turn to fix it. i think they either dont have enough man power to solve the defect parts or most of the labours rushing to complete you vista project that coming to vp in this year July or August... i can say they sure will fix for you but maybe will take time if not this will definitely bring negative comments to them and affect their reputation for the next project (phrase 3).. i have friend who owning a studio unit at there and still pending to fix the defect but not as serious like your unit but he is not rushing to fix because he bought it for investment purpose. I think yours is 1200 to 1400sqft if not mistaken.. cheer bro... keep it low profile to avoid affecting the sub sales price at there...
