Haha, investor focused product. Living room barely enough space for a 3 seater sofa and a TV. Dining just a 2-seater or a bar table. Kitchen is like a pantry, no need hood and hob. Bathroom is First World Hotel style. Having said that, if I am on tight budget, I will choose this over a partitioned unit.

More bathrooms work well for co living places. So this place could do a 4 bedder co living quite easily. Very tight though in 800 sf.

The 4th room will be very weird though, can only fit a single bed yet have the whole balcony to itself. Or maybe there are other ways to partition it, just my imagination not strong enough.

Not bad size room. I’d put king singles in all of them. Anyone who sacrifices their living room like this will break even. But question is how long do tenants want to live like this when a 3 bedder shared with 3 pax is about the same and you get your living room back.

Blocking people to turn left and right.
DBKL has expands to 3 lanes also no use if only can use one center lane.

No choice, that's why DBKL no need build so many lanes.
More lanes = induced demand, encourage more cars to be on the road, people will park at the roadside because "sekejap saje, masih ada satu lane boleh jalan".

The default layout is already 3 bed/3 bath in 800 sqft. I just made another partition. This is how you think like a slumlord! There’s terraces that don’t even have 4 bedrooms. 😂

Where does it end? Then might as well just sell dormitory rooms with one centralised living area + kitchen + laundry per floor. We’re certainly headed in that direction.

Kitchen there got window 🤓 just sacrifice kitchen area and some dining area. Whatever leftover space just make it as simple pantry come washing machine and dryer.... with exhaust fan and how to drain waste water. Expect no big cooking.. Can only do simple Maggi egg cooking and coffee.

I tried to plot it out but can’t work as you still need walkways. Let’s just say 4 bed/3 bath in 812 sqft is more than enough and a Hongkonger architect would be proud.

Layout is good especially with 3 bathrooms.
Coz the demand is actually high for bedroom with ensuite private bathroom together. Normally known as master bedroom.
Easily rented out at a high price.

At kitchen big windows next to 2nd bathroom there.
Just make it narrow for single bed layout. Another rm500-rm700 per room there. Kah-Cing! 🤑

This is called squeezing blood from a stone. Most 3 bed/2 bath with a partitioned living room have 3 rooms sharing one bath.
