the 1st launch in SA was 180k only.....bumi lagi got 5% disc, in 2004.

Eco park smd 599k, bungalow I think 799k.

unless you bought prior to 2010 for investment and hold until now....

if you bought for ownstay and even now wanna sell, your next replacement cost of property will be as expensive....

same with Setia alam 180k property....if you bought for own stay, even you can sell it now for 600k.....how you can replace the same unit?

and if you bought for investment...most investors already sold lioa few years back...unless you forgotten you have owned one house in setia alam and baru now realised it.... biggrin.gif

honestly must give to ECOWORLD...their townships do look nicer than other developers, on papers at least.....

simedarby, mahsing, Ttdi, Gamuda, setia dan lain lain all came out with very average masterplans nia.

the problem with this is ONCE you bought one property from them.....the novelty will soon be running thin for the next projects....bcos they tend to look exactly the same formulae....nothing refreshing anymore.....

Duta villas is the wrong product in the wrong market. Ppl here would rather buy true blue smds than gng link with the same money.

The pkns smds and bungalows under pkns...i think they have 50% bumi quota and targetting at certain race....therefore no bbb scenario.

As far as anggun is concerned...i understand that all non bumi units kena snapped up during launch.

If u look at usjh also across htc and how well their subsale prices are...u know malaysians dun place health as their top priority....nobody here expects to live beyond 100years old...

I find it too small for living n dining area....bcos the large BU is all in the bedrooms....

Its like encouraging the family to stay in their rooms whole day de. Mbr is a killer....occupied the entire floor....and its on the top floor....unless u have strong knees.....otherwise.....hmmm....

Also intermediate Units very dark inside the house. The end lot n corner are better choices but it comes w premium.

Lastly....the entire phase comes w same designs... or almost s ik milar design....on a dark night u might return to the wrong house.

So much for 2mio home...

the question you need to ask yourself is 'why seh need to sell 2-3 times cheaper than SEP when they can sell 2-3 times more expensive than SEP?'#

I did my odometer from door to door....setia alame to Klcc around 38kms.....around 50mins on Friday left ecopark just before 11am. A bit slow traffic at Jln Duta leading to Jln Kuching....a bit slow traffic at JSL.

I didn't dispute your finding.....obviously people wont go for semenyik just becos it takes the same time to reach KLCC as compared to setia alam and homes there are 1/3 or 2/3 of the price of ecopark. There are a lot more factors involved in choosing an own stay home.

to me doesn't matter if its 40kms or 50kms to your work place.
frankly I wont do it day in day out....it takes a lot of life out of oneself, period.

to be fair....there aren't adequate public transports as of todate.
we shall see the new mrt and lrt extension open up and if there is improvement in tis area....

already we hear ppl complain about lrt/mrt mostly use by foreign workers...hence they wont want to ride also.....

lets see lah....

anywhere if one is to look for landed....there is good chance that mrt/lrt wont be walking distance to the station and the park and ride cp is usually full to the brink de.

even shah alam got no mrt/lrt....only glenmarie nia......

you should know by now that MRT/LRT is placed strategically to low and mid income housing areas...bcos these group of residents deemed more likely to use the service than others....unless it has no choice but to bypass a high end areas. Even most part of kepong, jinjang, selayang have no lrt/mrt services leh......

you can buy only MRT/LRT township, there is nothing wrong with it....but please don't look it as only these townships will flourish.
