Plus . Loan stamp duty, disburse, photocopy, bank document, telephone, fax, miscelenous bla bla bla rm3500 .

Only profesional fee is free.

KUALA LUMPUR: The Datuk Bandar Kuala Lumpur has been asked to explain the 64 land deals in the city believed to have been conducted without an open tender and to companies without experience in construction, one of which was a textiles company.

Kepong MP Lim Lip Eng said the Federal Territories Ministry, in a parliamentary reply last month, had stated the ministry was not involved in any land deal.

“They said City Hall has sold 64 lots of land since 2013, that is 424 acres worth RM4.28 billion. But these lots were sold without any open tender. Due to that I have lodged a police report and with MACC,” he told reporters at his service centre in Kepong today.

Lim said he had also received information that some of the payments for the land had not been made.

“They started queuing up to pay after Najib Razak (and the ruling Barisan Nasional) lost in the May 9 elections. I have told the mayor to stop receiving payment from them until further investigations.”

Lim said most of the buyers had yet to pay the land premium even though buildings had been constructed and sold, and many had not paid development charges either.

The ministry’s reply in the Dewan Rakyat showed Aset KayaMas Group (16 projects), Jakel Group (5) and Skyworld (4) as among those involved. Lim said construction projects should be given to experienced construction companies.

He said the mayor Mohd Amin Nordin Abd Aziz had told him that the land had been sold to raise money for City Hall operations. “But I want the mayor to explain why these three companies were given so many projects. One of them is a textile company,” he said.

Lim proposed that in future land be sold to government-linked companies so that the money would go back to the rakyat.

The main purpose gov sell these land to developer is to build affortable home, but devoper use 50% builder private home, 50% build affortable. Dont think p/harapan will let developer empty these land, just change the name rumawip to other name, maybe affortable home will go on.

From facilitiess, mizumi are more than the henge, from building materiall, i can see the henge use a very cheap material, the henge are using concrete pile, mizumi use spun pile. the henge balcony fencing still use old style steel fencing instead of glass balcony by mizumi. some unit's window dont come with concrete rain coat. The parking lot fencing they are using bricks (mizumi use concrete). Their pool area are surrounding by 4 block of 40 storey height with only narrow gap for sunlight light up, it will be very dark.
(It doesnot mean mizumi better, because mizumi still in progress)
