i think they have like 5 or 6 sizes to choose from...and as always..smaller units higher price/sqft....larger ones i think 700++.
Anyway..not cheap....location is great but would consider buying landed there for that pricing .....

Yes bro, but every year there are new graduates and more people staying in KL.
Suddenly buyer has so many new condos to choose and bargain.
Pro is walking distance to mall, i don't need to drive and jam with people.
I just walk across for makan, jalan jalan and grocery.

Rental may be 1800-2500??

Like in Wangsa Maju/Setapak also lots of condo but still surviving and more condo in progress.
Rental also so so lar.

Just visited the 10 Kinrara Sales Gallery today. This is the sales chart as of today (Some still pending loan or reserve which still have yet to be confirmed). Apparently, I&P had only launched Tower A for sales. Tower B still has not launched yet. The sales for Tower A looks like only less than 30% which is crucial for the developer in making profit for this development. I reckon their selling price of RM700 psf average may be too high for the investors or even for own-stay-owners to digest.

Just curious.... Is RM 720 psf consider quite high in the current market???

I paid a visit on last Saturday, I don't think is 30% sold and it appears to be 20% with stickers. (If stickers convey to the sell)...

In addition, anyone know what is the LCD screen at the entrance of the show unit? Is that the security home system?

Went to their sales office and noticed that there are a lots unit still not taken yet. 700psf before 5% discount and bare unit...4 air conds given if I not mistaken. Prices almost like BJ nearby pavilluon 2. Still thinking want to take one unit not. Surrounding not bad, a big giant downstairs and bk5 station almost door steps. Just one thing I don't really keen which is electric and water is follows commercial rate. Heard that 8 Kinrara submitted to follow residential but failed. Any expert to share your thoughts?

When the LRT station make announcement it can be heard quite loudly. Besides there is loudspeaker next to SMK seksyen 4. On another note, foot paths have been built by developer for walking to shops, giant etc

Wonder what is occupancy rate of 8 kinrara and rental yields
Also note there will be influx of condo units along kinrara army camp road...thousands of units

Agree. Their Denai Sutera service apartment nearby is a good testimony. InP can't sell out all units. There are more than 50% unsold yet. Wondering there will be enough maintainance fee collected each monthy to sustain monthly expenses.

went to the inp office the other day, the agents are taking registration for qaseh 2 semi d. starting at 2mil onwards.

construction progress looks okay.


asked about sp setia takeover. was told that the rebranding will be by year end. seem like they still launching. not sure sp setia takeover will have any impact on kinrar masterplan.

Any update to this development? Went over to I&P showroom recently. 2nd Block not even launch yet, and 1st block not even half taken up especially the North (LRT) facing units. Does anyone know why the take up for this development is so slow? In theory this is a good buy, 5 mins to LRT, opposite got Giant Kinrara and fast access to Puchong, Subang, Sunway & PJ to the West, and to the East Pavillion BJ, TPM, Seri Petaling & Serdang. Was told some ppl fear the Giant in front may be torn down one day and a high-rise built, blocking the whole North view. There is also another plot of empty land next to 10 Kinrara (west side) that could be either another service apartment or low cost flat. Since there are already 2 service apartments in that area i.e. 8 Kinrara (already built) and 10 Kinrara, its likely to be a low cost apartment? Not likely to be office block i think. My gf say expensive. I told her find me something cheaper... walk to lrt, puchong area, walk to giant walk to maybank walk to restaurant. Drive 10min to pavillion, sunway, ioi mall, reputable developer... pls find for me

Was looking at this too few weeks back, location wise not too bad albeit not so on facilities. As also wonder, why is it not selling well as it seems to be not bad.

Also check emerald hills recently, about RM 500k for 840 square feet, freehold, nice landscape and facilities, except location a bit deep.

with car is everyone can buy, ppl like to stay more deep inside, i might prefer the otherwise, accessibility will be primary factor for future generation, everything want walking distance..

best can refer to 8 Kinrara. i think there are still have units

I&P is well known for landed township

many condo dont received good response. Condo in Sri Petaling many years still cant sold out (probably because of the big size).

i get this from the SA representative, not sure how valid of it

1. only selling tower A now, tower B totally not selling and rumors increase 30%.
2. even during launching 3 years ago, only open 10% of 190 units (not sure the selling price)
3. currently was offer 10% free down payment and 10% cash back

Yes indeed. The 1281sf selling at 900k ++ SPA. But 1066sf fully sold. Left with 1281sf if you are looking for 3Rooms.

Any idea when block B will open? And I get to know that Block B price will even more expensive than Block A.

Yeah, get the one facing LRT to minimize it, this is much better than Havre lah, consider Havre right beside HTC leh, and no TOD

Went to the gallery and was told that bumi discount is included in 20% rebate. Can anyone let me know if that's the case? Does that mean non bumi gets less rebate?

20% rebate for a move in condition house, do not need a HOC. if i recall properly those had been in the promotion package, not much you need to fork out, maybe couple ringgit for booking only

I love the location of this project, interested to purchase a studio unit for investment (renting out), but wondering if it's easy in finding a tenant. Hello owners. I'm considering a unit here, been living in Puchong for years, getting comfy. Would like to know if anyone can share what are the utility charges here? was told by the office it's commercial but not sure the minimum. Also, is the maintenance fee currently stand at 0.35/sf?

visited today the studio, quite appealing to me, no fancy fancy facilities but very practical arrangement. 400m walking distance to LRT station is tempting, superb location.

My sister bought one unit recently, they allocate two car parks which are shared with visitors??? ridiculous. No car barrier, no CCTV, park at your own risk. When SP Setia sales agent talk to us, she said that all the owner car parks from 1st floor to 7th floor which are guarded by CCTV and barrier (need access card to open). When we complaint to management office, they ask to call customer service. Then customer service pass the ball to project manager...Such a big company....doing like that. Anyone know how to complaint? like consumer tribunal court or something like that which are related to property?
