Iskandar Puteri is heavily over supply, the situation is getting worse day by day. It will takes 2 generations to consume the current available units.

The rental market is crashing down to earth like a exploded rocket.

You will see mega ghost town soon everywhere surrounding the Legoland and the supposedly high end area of Danga Bay.

Already many units of welknown projects goes under the hammer.

Singaporeans are moving back to their HDB pigeon hole due to unforgiving jam at custom checkpoints.

Basically UMNO has no control of the state, the one that running the show now is no other than Your Highest Sultan of Johor.

The High Speed Rail project will goes down together with Jibby in the next General Elections.

The so called Special Economic Zone is just a fancy name after all for the UMNO cronies to sell their properties to the unsuspecting buyer in a vast availability of endless lands.

I must say it's a tricky one.

The surao is located just beside phase 1.

So do the motorsport city will be just across the road.
Every weekend the track will be filled by loud thunderous sport car enthusiasts racing each other from both side of causeway.

You are taking out 550K loan and bet the noise is bearable.

You hope your future tenant or buyer has no problem with this.

I was there at sales office looking for my retirement rendezvous,
definitely not this one.

Hi, perhaps that is not for retirement stay. It's near to second link which can provide a house for a lot of people who work in Singapore and travel on daily basis.

1. Edu-city
Edu city currently undergoes big construction will provide a lot of opportunity in the future in terms of education.

2. Legoland
3. Hotels

And other factor which can boost the pricing

Anyway for someone who wants to invest, how do educity/legoland and hotels help anyway?

The Melia Residences will be very near to the HSR-Iskandar Puteri station based on the current alignment. It will be a good location for those travel to SG daily.

My opinion is HSR is a plus if happen. Location wise it is still near to the second link about 10km after the completion of exchange around 2019/2020. The question is what the purpose of your interest at Melia the first place?

1. It is for your own stay as you are working in Singapore? I would buy as near to Singapore as possible. I just need to get pass the custom and will be at home in 10-15 mins time.

2. It is for own stay and you working in Johor. Then you have other better choice in other Johor area with better amenities and better price points.

3. Buying for investment purpose? Rental or appreciation? Then there are another points to consider.

There are still a large land around Melia which not develop yet and with the cancellation of HSR. UEM need to rethink what to do. I was there 2 months ago and saw more land is cleared and widen of road in on going. Some activities are on going but not sure the details.
