I found that the apps is lag and prospects lust seems stagnant. I have been msg those prospect, so far no go. I think hostelhunting.com much more easy. But speedrent does has potential as their inssurance coverage. I hope someone here can give review.

Just got a tenant through SpeedRent recently. Let's see how everything turns out.

1. Met up with Tenant face to face.
2. Speedrent has been helpful in arranging the meet-up using WhatsApp.

Correct me if I'm wrong. I'm not giving 50% discount on 1st month rental. Speedrent is taking the 12th month rental , however, they're providing guarantees using Allianz insurance to cover up to 2 months rental loss in case of no payment and also legal fees in eviction of bad tenants.

Eviction will NOT be handled by them, but Speedrent stated will assist on a case to case basis.

Speedrent basically invoice Tenant, tenant pay speedrent, speedrent pay Landlord. Let's see how this works out, as Speedrent becomes a collecting agent on my behalf as well.

Also for analysis purposes

I've engaged 4-5 property agents to rent out , but all like tidak apa attitude.

The insurance coverage covers the following:
-02 month's rent
-RM 1000 for any inconvenience benefits (utilities bills + minor repairs)
-RM 15K (For any accidental damage+theft in the house)

So far what I got from SpeedRent.

The Tenant backed out last minute. However, Speedrent got another few potentials lined up.

Let's see how things worked out from here. An update to those interested in SpeedRent services.

What is the safeguard that Speedrent won't run away/delay in the rental remittance?

Try a few times used SpeedRent. It should have some filtering checks before accepted the potential tenant interact with landlord.

I faced a person do not want to tell his working place, another person tell stay together with friend but do not want to tell is a she or he, we all know that malay couple should not stay together before get marry....etc.

SpeedRent should have 1st filtered out those who are not willing to provide his personal details such as company name, how many person stay gal or guy , bla bla bla...Do just blindly accepted

Hi Whei Meng, been following your work for many months and appreciate the good work you & your team are offering to the market.

Out of curiousity, what is SpeedRent's approach to the current pool of Real Estate Negotiators which many claim you guys are displacing? Hostile/exclusive or open to collaboration, or just neutral? If open to collaboration, what vision do you have for which Speedrent & RENs could work together at?

Looking forward to hear from you.

Im using speedrent service just a month. this is based on my experience after a month using speedrent.
before sign up speedrent CS will follow up closely, whatapps groupchat reply instantly even tenant and me have queries at evening time. after I sign up with tenant. I felt like they clean hand just let me solve dealing everything with tenant myself. (is okey maybe this new trend of using this app)
Now just one months from the day engage with speedrent service. I have whatapps speedrent customer service yesterday regarding the rental fee & my insurance policy not yet receive, but sadly no read and never reply. So today call also No answer.
Wondering what happen to speedrent.

I have contact your Customer service, app, and general number none of channel can reach. After sales service you need to take care if you still in the business. I still looking forward speedrent can do better.

The tenant also need to fill in their basic personal info. Most of the time I found they don't have the info. Macam occupation, nationality, family stay or others.. etc. owner need to filter it before answering them.

i don't feel confident using speedrent as I discovered their staff themselves are not familiar with what is legal and what is not so dispensing
wrong info to owners is a no no...they don't really vet the tenants before contacting owners...just the basic info also they don't ask.
One time, gave me wrong info summore on the residency status of prospect tenant.

Hello all. I just sign the contract as Landlord. There are 1 issue here i want to share. Before signing, the speedrent agent says they will collect 1st and the 12th months payment from the tenant. Speedrent will pay the Landlord 1st month Full and use the 12th months payment for insurance. Upon that, they didn't mention about Landlord wont get the 12th months payment. In total, Landlord only will receive 11th months of rental payment. ONLY AFTER I sign the contract they mention about this. What do you guys think? Now i feel cheated.

I think that's reasonable just like you appoint external agent to secure tenants - commissions would be paid somewhere, be it one time charge or exit charge, for exchange of services.

Curious to know this too - the turnaround could be faster if can accommodate by rooms, however not sure this is meeting the overall costs analysis under Speedrent operation.
