Anyone with speedrent installed should be able to ask for lowest rental!

Is speedrent complement to property agent or competitive to property agent or killing property agent?

I would want to ask the Speedrent founder what is your intention here? e.g to get more valuable feedback or to be discovered what you not really know about rental market?

@hakamika – happy to discuss if you know anyone in MIEA wish to collaborate. Please allow me to segment the market so that you can see the market clearer and where speedrent is positioned:

In my world view, there are 3 types of landlord:

1. very busy, very wealthy, hate hassle – agent’s market.
2. the opposite of #1, wanna know tenant, wanna DIY – underserved market, and speedrent is here to fill the gap.
3. hybrid of #1/2, whichever find me tenant the speediest, I’ll either pay or DIY. This is a market we will compete head on.

So we don’t wipe out agents, we co-exist.  (cheahcw2003 is the hybrid I mentioned, and I believe they form the majority of the market)
@godlikexioo thanks for the support.

@Asali I did not start the thread. hungryJack wanted to sought for opinion of our no deposit deal.

I reckoned No.3 good to landlord as it's offer more options to get potential tenants. You were saying co-exist with agents. So, majority of them like this innovative SpeedRent?

I reckoned no deposit deal would be too risky. It's all depend rentability of your property. Why would you want to think of putting yourself in to such high risks?

Actually we are quite different in terms of filtering. We have begun CCRIS / CTOS / RAMCI to credit score tenant (this is one of the major step on how bank approve loan). Next month we will start Global Criminal Check on foreigners as well.
I believe what you experience as to 'look see look see' tenant is everywhere, just that agents will deal with that.

It's crucial to speak to the tenant a little more before doing viewing appointments. Acknowledging this is a problem - we will have this solution by Q3 this year.

If u guys really can check up to CCRIS level. I think is a good news to property landlords.

They actually have a decent video that explains the whole process. Perhaps you can download the app and try it out? Quite an impressive and intuitive app I would say. My only comment would be most of the prospective tenants that I search seems to be agents or 'not serious tenants'. Other than that, a pretty good app.

Yes. I have seen that as well. Airbnb is for short-term stay there are plenty of risks but it's a really fantastic apps as it help to boost up the rental yields. May I know what's the value added or booster for landlord's to use speed rent beside save half a month rental?

Try a few times used SpeedRent. It should have some filtering checks before accepted the potential tenant interact with landlord.

I faced a person do not want to tell his working place, another person tell stay together with friend but do not want to tell is a she or he, we all know that malay couple should not stay together before get marry....etc.

SpeedRent should have 1st filtered out those who are not willing to provide his personal details such as company name, how many person stay gal or guy , bla bla bla...Do just blindly accepted

If you've finished your bank loan better use your condo apartment as weekend home. Safer like that LOL. Do it up nicely if you can afford and use it yourself. I rather do like this.

I think we need to make sure the assets is (are) productive. Buy-to-let is the way to go either loan fully settle or not.

If you let it sit quietly you still no rugi if the property appreciates in value. Sometimes renting out is a headache also. Young adults today are very strange bcs they ask for Rm100-200 discount saying they have problem with their budget. If I hear like that I get scared bcs how would they pay the monthly rental. I always tell them to look for cheaper areas. They want better areas/furnishings but don't want to pay. The budget is just a trick. If you cannot pay 5 star price then look for 4 or 3 star, right? They are just trying their luck bcs they think a lot of landlords need to furnish the bank loan. If you're no longer repaying the bank just don't layan this type.

One more thing I discovered that the real estate negotiators have cornered the market so I don't know how speedrent with its terms that's so lop-sided will fare in this kind of market. Also they are in control of everything - our deposit/our monthly rental. We have no control over our property/tenant at all.

If you advertise on Mudah.my I bet you out of 10 inquiries 8 or 9 will come from those RE negotiators. Tenants these days go to them bcs it's easier. If you put your property up on Mudah these guys will look for you so it's easier no need to hunt them down. These people are exactly semacam vultures. They only bother if they could make a killing. They drop you at once when they find you won't layan their ridiculous requests. Neither would they reduce their commission by even RM1!!! They must make their profits while landlords are supposed to do charity LMAO.

Very true that young adults prefer better place or ada lifestyles. There are always good real estate negotiators out there. I always preferred to work with them.

A: You can read https://speedrent.com/web/happy-landlord-guidebook/ for full landlord experience and benefits.

Thanks for the guidebook or Landlord's FAQs. A few puzzling in my head.

1. The 1st step of filter out the not so good tenant which is an affordable to pay full deposit e.g. 2+1+0.5 ? Please don't get me wrong renters as this is very normal.

2. I still can't figure out as a landlord to buy insurance to just protect renter wrongdoings. This adoption is rather more encouragement wrongdoing because renters known that insurance will kaotim.

3. Even an insurance can be kicked in. This process will going to take a lot of times from landlords. If point 1 were true, higher chances insurance will kick in.

There are more and more puzzles. I think is enough to post 3.

Note: Please don't show me the guidebook or FAQ links. I am absolutely pretty fine.

Hi thanks for the comprehensive response. With my current tenants. I put these clauses in my tenancy:

1. After 2 weeks non-payment they will be asked to leave and deposited forfeited.

2. If refused I have to right cut utilities and padlock the grill.

All my tenants read this and initial on that page.

Can Speedrent insert these special clauses in the virtual tenancy agreement?

Great app btw.

Good one. thumbsup.gif

But, padlock the grill is illegal.
