my Wi-Fi speed still around 300Mbps on 100Mbps package.
But LAN speed is limited to 100Mbps currently due to LAN cable quality.

It's a long cat5e cable that link to my desktop pc at room. Suspect quality issue as couldn't get the link speed more than 100Mbpa.
Already placed an order for a 15 meters Cat6 cable and waiting for delivery next week.

my sis have a spare Asus RT-N56U from her Singapore fibre provider. Would it worth the effort for me to swap it with the TP-Link AC1200? Will it give me better performance in-term of Wi-Fi speed?

Same plan and I am in Sunway as well. Managed to get maximum 400Mbps via AC1200 with average result 300Mbps.
Need to get a better router in order to get 500Mbps via WiFi

1. Maybe your network card does not support gigabit connection
2. Problem with your LAN cable. Check whether it is Cat5e and above.

not necessary issue on the router. could be limited by your phone/laptop WiFi receiver as well.
My Mi6 phone can easily get above 3~400Mbps on AC1200. But my iPhone 6 only can get around 200Mbps over same 5G WiFi.
