 Plaster Ceiling Quotation, Reasonable?

Hi Sifus,

Is the following quotation reasonable (for 1,600 sq ft)?

RM6,400 (@RM4.00 per sq ft)
To supply and install 12mm thk fibrous plaster board, jointing and finishing to give a flush seamless surface ready for decoration on concealed G.I support system to the approval of employer.

RM4,800 (@RM3.00 per sq ft) - painting of plaster ceiling
To supply and apply 1 coat of sealer and 2 coats of selected "Jotun" or equivalent glossy paint in selected colors (based on ID Designer / Client selection) and all works shall include surface preparation to receive paint.

is the painting overkill since 2 coats of glossy pain after the sealer?

not really, but is the price reasonable if i were to choose glossy paint?

somemore i thought usually rate is around 3.50 including painting white

for plaster ceiling i think its ok. but possibly can get lower.

for me, painting seems a bit expensive. also, you dont need some super paint for the plaster ceiling. no one gonna be touching it. can get the cheapo stuff. just get a decent sealant. i think most use dolphin.

1. can nego for lower since 1600sqft is quite big
2. actually just paint with Matex can already no need fancy fancy colours.

I just did mine for RM2.80 per sqft. Puchong area.
900 sqft for RM2,500

appreciate can share contact as well.

i have a new condo as well, but i just want to do plaster ceiling in living n dining area only (approx 500 sqft or less).

I requested quote from few people, cheapest is RM3/sqft excl paint...and some dont even want to do business because they said too small project =.=

RM 3.20-3.80 is consider ok price.

If RM 2.50 , few things need to be concern.

1)With this price, and his workmanship is good and reliable and honest.

Normally his job will be fully booked for 3-5months. If with this price also very free to take the job anytimes....Must be something "heehee

2)How much space/gap that he use to do the framing structure?

It can be 2ft(Normal RM 3.0-3.5. For 1600sqft, can go to 3.0-3.1) to 4ft(the worst I had seen) of course the wider the cost is lesser and the strength of the plaster ceiling is weak .

*just my 2 cents, it doesn't represent to the market sounds

RM 4.00 is pretty expensive for 1600sf. you can ask for other quotation. I would say starting price is RM 2.80.

By right, any paint work starts with 1 undercoat and 2 coats of paints. At least that's how I do it. Maybe other painters have other skills as well icon_rolleyes.gif

But the thought of have glossy paint for ceiling? I've never done it before as i think it's a bit risky if the ceiling works are not properly done or need touch-up. I don't mind the joining, but I think you better make sure all the holes/wiring needed for lightings/fan are done (but not yet installed) before the painting starts, cause once the ceiling needs paint touch up, the result might disappoint you. But i'm sure you hired a good ID/contractor so share us the photos once it's done ya icon_rolleyes.gif

Normal matt paint is called emulsion (water based). For apartments/condos/terrace houses, here's how they normally charge you

1. By labor charge
RM100-RM150 per skilled person per day (excluding paint & related paint gears)
*note: hiring a general worker might be cheaper though

2. Lum-sum
RM3.5K to RM4K for a complete whole house ceiling & wall interior painting works below 1500sqft (depends on brand & wall/ceiling condition, excluding doors)
*note: main-con charges

This is pretty standard for residential paint job. For commercial, price may slightly be higher about 10-20% more cause you know-lah, they need to pay parking, floor covers, expensive food etc. Overall prices can be cheaper or higher depends on who you dealing with

For L-box, It's counted based on the length of the "L" shape structure used. I'm not sure whether you're using L-box.

Ts, if rm 4 for board thinness more or equal to 8mm and above then it should be fine. Looking at ur covering area are big, surely u should nego to around rm3~5. If u orang kaya then tutup mata sajalah.

On painting, no need glossy paint for ceiling, trust me,it will look funny or awkward.1 layer of coating and 1 layer of high ent paint will and looks perfect edi. Save the glossy one for ur wall.

During my time, i had done some skim coating due to my unit wall are wavvy and uneven (developer contractor sucks!),paint the whole unit for 3k only. Covering 1000sqft

Pm me if u want my contractor contact. Super reliable person and good workmanship.

Plastrr ceiling contractor normally have it. Charge for rm80 to open 1 hole.

Let's say your 18x16 living hall, u do L-box on all 4 sides. The total length of L-box is 18+18+16+16-(overlap length) X RMx/foot run.

Of couse la u tell them. U the one who decide how many down lights u wanna put. They can suggest only anyhow, its your call, cause u the one who buy the light ma.

Just make sure all area are clearly light up. No dark spot/area which telling u had insufficient lighting in that particular area.

Thx for advise
Means need to buy all the lights first b4 start plaster ceiling
No experience how many down lights are needed for sufficient brightness

I hAve thought b4 just go without plaster ceiling and just use track lights but seems forumer here can get <rm3 psf, can consider plaster ceiling now

Beside high ceiling, it will be costly as well...additional layer and additional L-box is needed here. Guess contractor will love to do such jobs.

Why the heck i was quoted sky high price? Total of 450 sqft inclusive of 2 areas.. Living room and kitchen.. Total was quoted all above 3.5k.. Huhu..

Finally get some decent quotation.. MYR 2.5 per sqft but need to work out some portion of work to him.. as doing plaster alone not really worth for him to travel all the way from KL to tanjung malim.. Thanks guys..

I am looking for affordable ceiling for my laundry area, it is about 100 sq ft only...like simple 2x2 "office type suspended ceiling", but the laundry area ceiling is not flat. Please share your contract, I am from PJ. Thanks.

According mine house. Rm3.3/sqft, should be Rm6685.80.
Mine was fully plain. No light trough or cornice.

I would like to remove the dome as shown in pic due to it unfit to the fan I bought. Is it hard to remove and will it effect the alignment or other part of the plaster ceiling ? My contractor said it is easy, but my friend it will have big impact to the whole living room plaster ceiling = =

Anyone can advice !!

My upper unit's water leaking caused partial of my bathroom plaster ceiling damanged (around 15 sqf only).

The water leaking is fixed now but the upper unit owner told me that he could not find a affordable contractor for fixing my plaster ceiling. The ones he contacted quoted him RM800 (!!). He asks if I could get cheaper alternatives.

Any recommendation for such a small task on plaster ceiling? From my understanding the damaged part has to be cut off and replaced with a new one.

Location: Bandar Kinrara.

is it normal that ceiling work usually come without painting? meaning when they are done, the ceiling is without painting.
and it cost a bomb for the contractor to paint the ceiling.

i do notice that on the first post that the price come with painting for the ceiling.

On painting, no need glossy paint for ceiling, trust me,it will look funny or awkward.1 layer of coating and 1 layer of  high ent paint will and looks perfect edi. Save the glossy one for ur wall.

During my time, i had done some skim coating due to my unit wall are wavvy and uneven (developer contractor sucks!),paint the whole unit for 3k only. Covering 1000sqft

Is this price acceptable for KL area nowadays?

Anybody know what color is the dark one? is it black? My painter ask me the color code

Hi all,

I was quoted by several contractors as stated below. I am not sure what is the market price for flat plaster ceiling. I hope someone could clarify this matter as on why the price (RM/sqft) is quite high compared to others. The recent post stated only RM 3.30/sqft is the normal rate nowadays). Please help me! sad.gif

Flat plaster ceiling include painting @392sqft - RM 2,080 [RM5.30/sqft]
3 L-box (for Aircon units) - RM 240

if we have plain white plaster ceiling, can we paint that similar black, will it get buruk?
