Hi everybody,
I like xaminmo's answer and I verified it practically, lol!
I moved recently to an apartment and signed a lease contract for 6 months. Two days later I noticed there are several high voltage power lines about 450 meters from my apartment. I got paranoid as I've heard that they cause cancer! I did a research online but did not find what distance can be considered safe. However, all those who claim that EMF is dangerous agree that 2.5 milligauss (some say 3 milligauss) and higher of AC magnetic field can be dangerous. So here is what I did, I purchased a 3-axis milligauss meter and I measured the EMF myself. The EMF was below 1 milligauss in my apartment (what a relief, lol), but just to know the dangerous distance, I walked myself towards the power lines and found that the EMF starts to get higher when the distance is 140 meters or less. I used Google Earth to get accurate distances. So this is what I concluded: 150 meters from the high voltage lines is safe!
By the way, try to keep some distance from your laptop, as near my laptop, the milligauss meter showed very high readings (50 milliguass or higher) :/ It's funny that I was worrying about the EMF emitted from power lines 460 meters away from me while I was doing a research about whether it's harmful or not using my laptop which has EMF around it more than 10 times the dangerous amount of EMF! hehe!

I suppose there is no strong medical evidence proving that EMF is the caused of cancer. You are right that there are many electronic appliances produced higher AC magnetic field in our surrounding, such as cell phone (where most of us put it inside our pocket), laptop, TV, some even claims hood in the kitchen, etc. Further more, beside the pylon tower are apartments. When I was there, the residents didn't mention about the issue they encounter from it. As you also noticed that OnePark was featured by StarProperties the TOP 7 EARTH CONSCIOUS DEVELOPMENTS IN MALAYSIA (2017), the environment wise is not a issue.

Have you signed your SPA? If happen that your family members or friends are interested with this project, I can share with you some nice unit. smile.gif

Another way of comparison is also include the location into it. Those projects that are further into Semenyih might be under Rinching or even Beranang area. The land was cheaper compare to those further outwards e.g. border of Kajang or begining of Semenyih. Therefore, the property price should be cheaper as well. We also need to take into the consideration of, whether the developer really give what the buyer paid? Does the developer incurred additional cost such as the advertising and promotional cost into the house price? These expenses are easily above millions, and at the end of the day buyers are the one who paid for it.

Totally agree with you. Unlike other projects in Semenyih, OnePark buyers/owners will not have to go through the jam to go to town, or other places as they can access to the highway once come out from Volks Wagen junction. Those staying further in can access to their house via LEKAS 2102 exit by paying tolls.

Dont worry, the terrible jam happen near semenyih town area, Bandar Sunway Semenyih is right before the town area, dont have to go through the jam area, tested few time dy, if you come from KL, the only jam area at peak hour actually is in front of Tesco Kajang, from Taman Connaught to One park, 31 minutes.

Ya, nowadays alot of project is near to pylon tower, like kajang 2, the recent new condo Setia Impian, near jade hill one also very near to pylon tower. I Haven't sign SPA yet, I book baywood first row, furthest from the pylon tower, haha now pending loan approval.

Have you tried the peak hour in the evening, especially at the traffic light there?

Kiara Plaza going to VP soon, heard will use the same traffic light.. The road there seriously should be widened to 3 lanes..

Many Semenyih residents are using the Lekas-Ecohill link now, zero traffic light and jam free till you reach Saujana Impian traffic light.

basically, u can straight turn left after the petronas station then towards to Jalan Sunway Semenyih,
therefore is totally avoid the traffic towards to traffic light.

Ya, i tried on 630pm before, from taman connaught to one park, around 40 min, jam at saujana impian traffic light around 10 minutes, no jam afterward, you can use the secondary road near petronas to go into sunway semenyih, zero jam.

Dont think they will set roadblock during peak hour lah, if the police really setup roadblock there then very nice mah, neighborhood will be safer, haha.

Last time the jam is until the Lekas interchange, way before reaching the Petronas. Since the Ecohill link opened, I think the condition is much relieved now..
