FanKor,
Sorry to hear all these....but I personally feel you should go higher up. Sometimes those people up there they don't know what's happening at all ! Bring to their attention !

Agreed with you boss. For small issue perhaps just lodge a defect rectification report will do but what shown from the pic seems to me deserves escalation to higher level.

Thanks for the advise. Initially the onsite supervisor contractor told me no need to log the issue (i wonder why). Anyway, i have already submitted an email complaint to the CEC just to lodge my complaint to prevent finger pointing later on if it ever happen again. You know lar...suddenly, they says, it's due to my reno and no more warranty.

Please update us on the progress. So far, CEC never say no to me in anything about the defect, just rectify everything as compliant. I presume you should insist to have them double check on all the gutter and piping. These two days always raining heavily in semenyih, hopefully aa good timing or you to do verification after rectification is done.

very good info... plumbing  part especially that is how it is tested ya...

how about electric parts? we can test the work-ability of each fius/sockets.. can there be electrical leakage too>? itu boleh test ke?

i can see that even defect liability stands 36 months.. once move in really tough .. indon workers come in cement.. crack and etc..u staying meh?

See you asking a lot. Seems that your GVH is a firm deal. Congrats.

Btw, as you can see, Fankor still at the stage of defect rectification & reno - it takes time. So don't expect people will move in day 1 once vp.

This morning i got a shock of my life when i went to my unit to do a preinspection for renovation application together with Setia staff.

I am totally speechless from what i see.  bangwall.gif  mad.gif

Area affected ground floor toilet and wet kitchen the plaster are all wet and cracked.

Preliminary diagnosis from the onsite supervisor.....heavy rain yesterday and roof leaking causing plaster to collapse.

Can you imagine if i have moved in and this thing happen  vmad.gif Who will pay for my damage ???

Anyway, they told me they will take my case as high priority and will rectify within this week.

For those luzento unit owners, please check this areas. Apparently, i was at my place yesterday afternoon to discuss with my contractor and no sign of such thing and this morning i got a shock. It must have been super duper rain.

Went to my unit just now during lunch time to inspect, they have replaced the plaster for my toilet and kitchen area. Now they are repainting it.

According to the onsite contractor, it is due to debris found inside the gutter which caused a blockage and caused a backflow during heavy rain. They have cleared the debris and they told me it won't happen again. (I am doubtful !!!)

So are they expecting owner to always clear the gutter in future ? I am still awaiting the formal reply from CEC on this as the way i see it, it is design fault if they expect owner to climb up to clear the gutter.

I will update you folks on the outcome of their reply. On a positive side, i am glad they worked to fix my unit immediately and i rated them "A" for their responsiveness.

This is exactly the same thing happen for the Errana unit last time - blockage at gutter and rainwater backflow.

Are those construction debris? I think I need to lodge a request to CEC so that they can send people to check the gutter if there are any possible debris and blockage.. doh.gif

Do update us on the reply from CEC.

Samkor, they told me got plastic bags, hardened cements, and other debris. He claim must be those irresponsible workers during construction.

If debris are the main cause, look like it is very easy to sabo your neighbour in future....throw some plastic bags and debris into his rain gutter sweat.gif

My site supervisor Mr Kow for P3 is a very cool guy who'll agree to rectify whatever you ask him to do!

BUT, he specialises in being so super cool that his 5 days means at least 15 days! Have to keep pushing him!

On another note, my wife and I go for a walk to Oriental Garden at least 4 times a week and we made certain interesting observations:

1. If you leave your sandals outside your unoccupied house, don't be surprised to see it being stolen! I left a pair of scholls outside my house and the next morning gone! The guard said there isn't much they could do about small items with so many foreign workers around!

2. My wife and I usually walk 2 to 3 rounds around Oriental Garden and we realised that not only the guards make their security rounds on their motorcycles there but a few of their foreign workers have been using the garden on their motorbikes as short-cut! I've made 2 reports with the security people over this. First, it's a walking, jogging track and not meant for motorcycles. Secondly, I don't want motorcycles destroying the pathway esp when they go doubles. Thirdly, I get very worried with unknown people suddenly appearing behind me on motorcycles.

3. Oriental Garden has a beautiful reflexology area but there is no seat for us to sit and remove our shoes. The seats are there but too far off! I filled a form with the Estate Dept requesting for a bench to be built, a couple of weeks ago and they promised to call me up to get the details but so far no one has given me any call.

Honestly I think P3 is a truly lovely place to live. Th e gardens are truly awesome! The Oriental Garden is a replica of what I once saw in Australia. It would be even more lovely with some fish and ducks swimming around!

Just a word of caution. I've seen some motorists speeding and this really worries me. The Malay family in Jalan 3/2B have a few children and they frequently cycle around. I would really hate it if there were any untoward incident!
So when we drive around , we need to be really cautious of the environment.

Thanks for sharing.. Yeah, oriental garden is just too marvelous. I also love it very much.

The stolen shoes case is not something can be forgiven. You should complaint to CEC and make sure they do something on this. I think you should install a CCTV too, this is something very serious. If scholls/shoes/sandals can be stolen, who can guarantee next time the items inside house would not be stolen? vmad.gif vmad.gif vmad.gif vmad.gif
