For commercial titled property fh lh matters not much especially in cbd or close to cbd.

Facililities in long term only cost more money to maintain. Although tis is not usually within buyers control when buy offf plan, but i wouldnt be jump with joy with 50 facilities. Tis is cheat small kids trick.

At best you can say is klcc view direction. But why klcc view still matter when you have trx n pnb???? Klcc wiil be the things in the past lioa another 10 to 15 yrs.
Klcc holding is coming up with even taller building.

Not to instigate yr thought but i will buy the one with 10 facilities....prefer w pool n gym only. Spare other non important stuff........if i am staying there long term.

For short term, of course the more fancy they are the better....but still 50 fac is way overkilled.

Like u said some lesser fac mf cost dearer than trion. And trion fugures are guestimate only and equipments and all will be brand new.....

Wait til end of 2 years, such high density project, many short and long term tenancing......mark my word, you all will be fu lat when comes to maintenance.....

Then committees will have a field day to blow each other what fac to maintain amd what will be abandoned for good.

I don't know what to say, it just doesn't excite me the entire project.

if this project was launched 5 yrs ago, I bet there will be shopping mall below hotel and apartments.

bdr Malaysia will go ahead..but bet on trion for bdr Malaysia? its a long shot.

price if 700psf justified fh land given surrounding all above 600psf....
razak city is different grade.

but in this dna, still wanna buy high end project that have no direct link to mrt/lrt meh? what is the point of living so close to KUL cbd yet day day need to drive to work?

This is the first time I've heard of a hotel serving the residential portion of a project. Can't really imagine the JMB seeing an invoice from Mercure detailing the service charge rendered just to some residents/guests in the residential blocks.

I'm sure they will opt to put a stop to such services if the charges are unreasonable such as cutting the direct line to Mercure.

its S13 (sekysen 13) and not SS13 (Sub Sekysen 13). SS13 is at Subang Jaya.

the S13 took more than 15 yrs to be what its today. Not 5 yrs, not 10 yrs. Same with Sg Besi. Its still lack of light train services within walking distance which is a big turn off for me. All the newest projects, not doing that well in term of subsale and rental and Airbnb......my simplest analysis.

Fair statement. Though I must add that coming from the angle of how this property is being projected/sold, they advocate for Airbnb alot as part of rental strategy, so naturally no one will ever think of this place as purely only own stay without existent of Airbnb. Thus, very small owners would object to Airbnb or else all will get impacted. Again, purely feel good factor, agree that anything can happen.

Tropicana gardens, rite in front of MRT station and shopping mall, havenly made for Airbnb, I believe 70% of owners are investors, for block A n B, then what? JMB banned kau Airbnb.

M city, another example of jmb ban kau Airbnb, despite lelong units left right and center.

lastest case - Robertson, straight cut project for Airbnb, how now? investors kicked out Airbnb operator...…

if you are ownstay, trust me, you don't want to see Airbnb guests loitering around your building and don't tell me there aren't any ownstayers bought this project.

beside, nobody can predict what gov will implement on Airbnb 5 years from now.

Airbnb operator told me once theh had 20+ units now downed to 2 only (tis was few months back). - TG

In foreign countries especially those developed countries you will be lucky to own yr house, dun even need to talk abt investment properties.

Those that can afford to get investment properties are far and between. And those that can have investment property yet got time to manage lagi far and between.

Whereas in malaysia, ppl can easily have 1, 2 or even 10 to 20 investment properties.

Unless you bored throught yr brain and have nothing better to do during yr free time or you always fancy to dress up as cleaner and feather dusting yr beloved properties.....most are just left w airbnb operators provided owner can either partially or fully meet their financial obligation.

Needless to say; most airbnb in malaysia is furnished to bare mininum.....and according to ny fren, the operator even told him clothes washer is not a necessary items....what the hell.....

Actually to the experiences for the lettings I took on from Mudah were pretty good. The only trouble I had was 1 letting, rented it to this Malay family and he complained that the "Girls" room was decorated with Peppa The Pig and Babe which meant the place was "non-halal" I told him he was free to leave and I'd refund him the deposit but he stayed on and made a fuss at checkout time that he had to buy a new blanket and bedsheets to use.

All the bad experiences were through AirBNB.

Top 3 bad ones :-

1) Wedding party : They used it as their Tea Ceremony and then partying venue to sing karaoke. Place reeked of stale beer as they spilled it on the rug and just let it be. They must have had a binge drinking session in there as well as my maid counted 62 cans of Tiger. There were food scraps absolutely everywhere including under the bed. Bedrooms were thrashed as well.

2) Was some kind of family reunion : They crammed in 33 people into the 5 bedroom house. Because it rained they moved the BBQ set into the wet kitchen and carried on. They had 3 steamboat pots going in the living room. Damages  = Dining table, plaster ceiling at the wet kitchen, all the non-stick pans because some idiot used a metal fork to scoop whatever that was in the pan.

3) Wedding party : Place was badly thrashed as they played their "fetch the bride" games thrashed the entrance area. Shoe cabinet broken. They spilled wine on the kitchen counters and never bothered cleaning it up, caused damage to the chipboard. Then they dragged furniture all around on the solid wood floors scratching it all over. Then in addition to red wine stains which were everywhere there were stains of a biological nature everywhere,

We stopped taking Malaysian guest after that 3rd incident.

For malaysians who needs 5 bedroom big mansion for airbnb if NOT for party????

I read somewhere, tis housewife got a beautiful bungalow in cheras but she wont accept guests bcos acccording to her, she has no time to clean after her guests left......

What??? All her guests were party animals????? I neverr go to people house and leave a mess de....whhy she think people will go to yr house and create a mess???

But i do understand these days young kids are uncontrollable.

the last Airbnb I rented....no microwave, no TV console, no coffee table, no proper cutleries and knife set. pillows are the cheapest you can find, bedsheets are worst than ikeA…….

and no washing powder, dining table like was recycled from his grandad home, big wooden heavy (but not well built) round table, but paired with modern el cheapo chairs.

am really speechless.....

if the developer didn't provide kitchen cabinet and airconds, I worried these items also will be missing from the list.

no, I was referring to young kids, the uncontrollable bunch that like to run around just like in their own home.

they dun care if they bump into cabinets or display cabinets that might cause quite a damage if object moved or fallen.
not all houses are child proof.

once one of my little cousin ran straight to my glass door and hit it hard. needless to say, few months later, the entire glass door shattered out of nothing. it cost me rm2500 for that one piece of frameless tempered glass door.
