I'm requesting a certified true copy of Geran from my solicitor due to some operation with bank and EPF recently. However, the solicitor are charging me RM 50 and I felt that it is quite expensive, any comment?

RM50.00 is the standard charge prescribed by the Solicitors' Remuneration Order but usually, if the solicitor certifying the document is the same solicitor attending to your current transaction, they do it for free.

Most legal firms will not charge their clients if the transaction has just been completed few months ago. It's not a general rule but 6 months should be the cutting point.

Whatever it is, RM50.00 is just a nominal fee. If they refused to give it to you free then you just pay them.

Certified true copy is not produce by the lawyer. It is certified by Land Office. In Negeri Sembilan, RM20 is the fee for certified true copy. The fee is different at other states.

Yea, I have no choice actually. However, for others, I would simply suggest to get the certified true copy during the transaction period even if you didn't use it. Anyway, thanks for your golden input.

Don't know where did you get your source from but TS obviously said the documents are to be certified by a solicitor. I think you have mistaken it with "CTC Title" which is required for the application for state consent to transfer. TS is not applying for state consent.

Yeah, it's always nice to request for at least 2 certified true copies of the Sale and Purchase Agreement during the subsistence of the transaction XD

For applying state consent, you need to apply for carian rasmi. The source? I work at Land Office in Negeri Sembilan.

Please remember that the most updated Title (Geran) is with the land office. If you want to buy a certified true copy Title, make sure that it is DHDK (Dokumen Hakmilik Daftar Komputer). Any latest changes would be recorded or shown in DHDK rather than DHKK (Dokumen Hakmilik Keluaran Komputer) which is the title that will be issued to land owner.

Usually transaction that not shown in DHKK is, caveat, land acquisition, QTFT and so on. Just 2 cent sharing from me.

Though your statement may be true but it does not answer TS's question. TS wanted to know if it's normal for solicitors to charge to CTC individual document of titles which the answer is yes, solicitors are entitled to charge and solicitors CAN CTC individual document of titles which is also contrary to what you have been given to understand which is "Certified true copy is not produce by the lawyer" =D

Yup, you're correct about that, just I want to emphasize that for latest information about any land title and for submission to other gov departments, they will ask for the one that being CTC by Land Office.
