will be good for the buyers..
not a fan of jalan semarak, though...
the road is crazily narrow and congested, even the traffic mata cannot help the congestion during peak periods.

They are widening the semarak road but I don't think it will effect allot the numbers of cars using the road is allot and it only until MRCB... entering air panas / sri rampai road still 1 lane

If compare to Setapak, Semarak is much more nearer to Jln Tun Razak.
only problem is congestion during leak hours coz ppl in/out from DUKE...
if they wide the road from Setapak Jaya/Ayer Panas to Jln Semarak... i'm sure this area going to boom..

I would say good for investment.

Near to KLCC
low entry cost
put gross price in SNP, X RPGT, gain full profit (better if not full, means appreciate more than 10%)

For own stay,
Bit high dense/ Jam..
but still bearable.

Perhaps not many people are aware of it. Not like harve in all main newspapers..

Not sure, the smallest unit was already fully booked by the time i reached the gallery.

Total 3 blocks A (rumahwip), B & C. Today pre-launch is block B, around 700 units if not mistaken.

Bad and late picture but took this last Saturday. Just thought of sharing.

Prices shown were all before 10% discount. I didnt get a unit there though. All the smallest sized ones were all booked on first day.

It is within the same land. Though it may have the same entrance, RUMAWIP cannot enter Platinum Splendor blocks, nor cant use condo facilities.
Similar to any other projects that have RUMAWIP also.

Booked a smallest unit 926sf c/w two parking during their first day official launching. Price is kinda affordable after 10% rebate. If sign SPA within a month, another 2% rebate (this i dun really und) . around RM455 psf for my unit. the location jz nxt to duke highway, but gonna be very congested at the semarak road. hmmm.... good buy?

Got a call from the developer office today and asked me whether am i interested on the rumahwip phase. I just wanna find out what the differences between the rumahwip phase and usual phases (block b and c) other than prices. Will they differ in quality of building material ?

Public bank 4.15 - 1st year and 4.27 following years.

Just normal medical card, so will take the basic MRTA, sometime banker keep ask u take more MRTA la and the rate is lower bla bla bla but ended up you have pay more in the installment with lower rate. Lol But of course the more premium u pay the more it cover.

Actually no big deal also if you are not married yet. If bad things happen to you, you cannot repay the bank then your unit will end up in lelong. And yes, your lelong unit can even earn if the price is higher than your outstanding loan amount left.

Not only PBB. All bank also the same will increase interest rate + penalty for late payment. That's why just do standing instruction will do and make sure your saving got money.

PBB currently doing promotional rate. Good profile able to get best rate 4.1% first year and 4.22% subsequent year onwards.

megha85 MRTA the minimum (to entitle for the promotional rate) i dont think is 10k premium so much. Banker is lying to you. Because I just recently took a loan with PBB with minimum MRTA.
Anyway, since this is own stay house, just cover it with MRTA. Anything happen to you, you will get FREE house to stay. no need settle the outstanding loan amount anymore. Unless it's for investment, then no need MRTA also nevermind.

yup yup haha. all banks same. but some banks i think, they give like few days buffer like mbb and hlb. if PBB, one day late, terus the rate shoot! huu

by the way i managed to get PBB, 4.10 (1st year) + 4.22% (after). others are offering 4.30%, except mbb 4.25% and cimb 4.35%

for MRTT, all banks can give about 15-23 years coverage. premium ranges around 6k to 9k.

not sure which one to choose yet.

Note: not this project.

Banker will not allow you to do that. Confirm 100%.
MRTA is like part of the banker commission. And credit card also.
Aiya just cincai give to the banker.

You will not get that interest rate if you not taking the MRTA with the bank.
And you are not able to finance the MRTA into the loan as well.

yup. there will be 3 lanes each (from 2 lanes currently) from jalan semarak starting from menara celcom to the duke entrance.
the road leading up to the main entrance of Splendor also will be widen. currently 1 lane each, by 2019 got 2 lanes each. huhu

If the footprint is very large, like a big common podium with retail etc, then 48 months not even enough.

did some reading on KL traders's thread. Launched in 2015, expected full completion in 2020. some blocks/phases will get VP in mid/late 2019.

Went to visit the site and showroom a few weeks ago on my property sifu recommendations. They have studied the place and concluded it's underpriced and 60% ownstay + 40% investment (mostly capital appreciation due to location). If not mistaken they have inside person helping them by giving good offer since got cable support from behind. Had to meet a special person instead of the normal Sales Assistant who discussed and summarized the project very impressively.

Among all the things, my biggest takeaway is the developer (PV) are mostly having property portfolio at Setapak side, so this is different.

Jalan Semarak & Jalan Tun Razak at the other end is a major headache today though. The inside guy who walked us through said it's not an issue as they are already widening road. The key gambling point to note is MRT 3 being few hundred meters away (asked him where he know, he declined to share just said multiple sources of very reliable insider information).

Will be going back there again in coming weeks with friends to see again and have second opinions.

I seen the showroom and staff already 2 times, feel the place is OK. Quite cheap for own stay.

Only problem is high density, scared it might be hard to sell or rent in case later.

But for this price with MRT 3, can't really go wrong i think.

They have studied the place and concluded it's underpriced and 60% ownstay + 40% investment (mostly capital appreciation due to location). If not mistaken they have inside person helping them by giving good offer since got cable support from behind. Had to meet a special person instead of the normal Sales Assistant who discussed and summarized the project very impressively.

Among all the things, my biggest takeaway is the developer (PV) are mostly having property portfolio at Setapak side, so this is different.

Jalan Semarak & Jalan Tun Razak at the other end is a major headache today though. The inside guy who walked us through said it's not an issue as they are already widening road. The key gambling point to note is MRT 3 being few hundred meters away (asked him where he know, he declined to share just said multiple sources of very reliable insider information).

Will be going back there again in coming weeks with friends to see again and have second opinions.

We visit the site again ytd during peak hour check traffic and travel time, Jalan Semarak got heavy construction near Menara Celcom there. Beside that rest is quite manageable.

Will book 2 or 3 units after raya, got special gift from them lol. They offer TV I think but I insist just giv cash TV so many for what. Plan to get my parents and brother family together stay since all working at KL

Yes I'm one of their buyers for RUMAWIP variant.
Currently applying home loan to all banks not sure if i could get one since I'm a contract worker as some banks reluctant to even entertain me.

Btw there is additional 5% rebate if you choose unit facing duke highway. Only applicable for type D unit.

Plus, there is also a road from Duke just for tenant to enter condo. There are 2 enterance; main enterance and also duke enterance (only for tenant).

Max Loan you can get is 90% from your SPA price.

If you sign SPA at rebate price, you need fork out 10% (Stage 1) of SPA price from your own pocket.

No rebate you will get, because you apply loan base on after rebate price. Which is typically 84-90% from SPA price depend on the type & discount.

RUMAHWIP will sold out already. Block B & C just left biggest unit & facing duke. Most of unit facing KLCC sold out already.

Last I went to showroom, they said RUMAHWIP all sold out, but can put in waiting list.

Block B (condo) the smallest unit still have one or two (they said)...

Based from developer, its for both entry and exit to Duke. But only for tenant. Visitor must enter from main gate unless they got key from the tenant.

If gov loan, your SPA & gov loan will be at the same amount. You will save more on MOT later.

Rebate detail will be on your booking form.

i didn't like the idea of being surrounded by a rumahwip project and a the place is a bit on the medium to high density area.

i did go to the showroom etc. and at that time , rumahwip all sold out (waiting list) and only the condo bumi unit 885 sf still available and other bigger units.

Hi all, I'm planning to get one, considering the facts as below:
1) very near to kl.
2) despite the current congestion near the Kem, there's a construction to widen the road
3) not many development along this road nor this area
Wonder whats the status for the semarak city.
4) walking distance to mrt3?
A told me the mrt3 will going to built by MRCB. So it's going to be at the semarak city location.
But I guess it will be 3-5years down the road after Splendor VP-ed?
5) surrounding not many condo built.
The nearest GurneyHeights, Haute (under con)
Jelatek area. Mostly 500-700psf.
A big room for .CA.

Sinaran that vicinity already mature and have quite a number of old and new developments. You got your kopitam, mamak, bank etc, but at the same time competitions.

PV Splendor on the other hand, along that stretch of semarak road only got few developments, not so much amenities yet nearer to KL city and can bet for future price increase if MRCB start their development (but rumors say the land got problem).

was reading around more and read somewhere that this PS also they delayed launching, due to the lull in the economy when the oil price fell a couple of years back, perhaps they are holding semarak city back cause of that too ?

On par. Targeting different people.
Peaceful quiet and yet close to KL city center then Splendor.
KL Trader Square for convenience sake.

Both also high density mega project. KL Trader Square is the new genuine pig in the market I would say. After OUG Parklane (come with 3 different phrases), this is the next big thing. Located so close to Maxim Citylight and Seasons Garden. All high dense development at the northern part of KL. Interesting to see how the performance.

At first when they sell Splendor tat time MRT3 is not in the list,somemore MRT3 also not PV’s project. Now got extra 10% for selected facings where lastime don hve.

Actually theres a wall put by developer between normal and rumawip. So rumawip cannot access facilities in normal areas.
However rumawip are not low standard people also as they need to provide quite big sum upfront as theres no ‘discounting’ technique there . More like young execs to manager level peeps la.

Platinum Splendor, Residensi Lanai, Vista Wirajaya, even PPAM Sofiya all 300k affordable homes but come with only minimal facility such as security and maybe playground only. No gym. No swimming pool. More to medium cost apartment standard.

ALL potential prime location properties the traffic condition all also jam,bcos well developed. Unless u like to stay far from city and undeveloped areas, then u can keep urself out from City Area Properties. Mont Kiara, Damansara, PJs, Bukit Jalil, Sunway Velocity,etc...

Yeah, I checked out the upgraded road last weekend. Even has a mini tunnel.

However, how is the traffic condition on a normal peak period work day? I've not got the chance to see this for myself.
