assume MRTA 10k coverage 15 years for loan amount 475k (SPA amount 500k)

MRTA 10k coverage 15 years. Cost per year 667. The cost for first few years may be higher since this is reducing term.

667 per year also means extra 0.14% interest of loan amount 475k.

So total interest pay to PBB is 4.27%+0.14% = 4.41%.

if for own stay, it depends on your personal needs.
if for investment, personally I will select the lowest %. I will select Maybank.

I got the similar offer last year. Since you have already 2 offer, try negotiate further.
I tried to talk to my Maybank agent. Said PBB offer me lower interest and I am considering and can't make my mind. I am sincere and if you can waive the MRTA, I will sign your LO.
Next day agent called me and said waiver approved.

No MRTA mentioned in the loan. Only loan amount 90%.
I still young and have personal insurance. (touch wood)...

nope... that was my purchase experience last year.. the bank package still not much different...
