Thoughts on REITS, anyone ? I have a hunch it should be on an uptrend. And considering they are giving out regular dividends, it should be a feasible thing to buy into this sector ?

Going down. Don’t think it will boom in next 2-3 years as market not good with sign recession seem coming. ( my observation)

I've been propping up my REIT section of the portfolio with KLCC.
In terms of uptrend, boat is already in motion for the past 5 months here.

for REITS, pls do not touch the REITS with US exposure (e.g.; Manulife, etc..)

SG or HK REITS still ok, but the boat has left the port.

HK can consider LINK REIT

SG can consider the 5 tiger generals (CapitaLand Integrated Commercial Trust (CICT), Mapletree Pan Asia Commercial Trust (MPACT), Keppel REIT (KREIT), Frasers Centrepoint Trust (FCT) and Suntec REIT)

Thanks all for the replies. I am eyeing Pavi-Reits, as I think the potential is there. But we'll see if there's still room to go in, or it is too far gone.

Planning to divert some savings to share but I got no experience in it. Would like to ask a few questions about the dividend. Take Maybank for example, from the chart I see the price is increasing for the past few months and from google i see that the next dividend date will be in the end of this month. If I would to buy this, is it better to buy now for the dividend? Or to wait till after the dividend as the price might drop a bit?

Thanks

no right or wrong

take the analogy of having a tree with fruit
U buy tree with fruit (dividend) - ppl will price that tree higher
if that tree already ppl take and need to wait to bear fruit next season- ppl will price that tree lower

If you cant decide then use 50% of the fund buy before dividend and remaining buy after.

Genting bhd share price up +4% this morning. How to evaluate if got legs for this rally?

KUALA LUMPUR (March 8): TauRx Pharmaceuticals Ltd, the 20%-owned associate of Genting Bhd, said new data show that its trial drug to combat Alzheimer's disease has “sustained benefits” across the disease spectrum from early to moderate dementia.

The new 24-month data from the third phase of the so-called LUCIDITY trial of hydromethylthionine mesylate (HMTM) showed “significantly” reduced disease progression in participants, TauRx said in a statement following a presentation at a conference in Portugal.

In the early disease subgroup, there was a “significant reduction” in transition to the dementia stage of Alzheimer's disease, TauRx said. Within the subgroup, progression of symptoms to the dementia stage of the disease was “significantly less” than in the control group.

majority REIT is lending in sukuk/bond/loan in RM, so any increase in OPR will increase the interest cost for them. Since BNM is not going to hike rate, REIT should have stabilize earning in future this year.

Hospitality - Increasing demand after border open, still not yet back to 2019 level
Industrial - Demand still strong
Commercial/Mall - Footfall is good, majority mall rental rate is higher than year 2019 level
Office - Too many supply in office lots which market has to digest, nonetheless those grade A office like Midvalley, Bangsar South still has demand and able to fetch good rental rate about RM5/sq ft.

see you make mistake already, mbb is not suitable to buy sell buy sell. just hold long term and get 60cent dividend yearly no sweat.

i ll hold till 2028-2030 before next mkt crash.
*
you are right sweat.gif

i guess i will restart holding with by ex div date since its way too expensive now and i still think i got time left...

those who think profit after sell > div received can start planning exit strategy

CTOS can remain in business, so long as they report the publicly-available information of individuals, but not to the extend they are giving credit ratings of the individuals, yes?

I think it make them vulnerable to lawsuits. Maybe they will need to access whether they should have a scoring system in the first place.

They are now appealing the ruling to the Appeals Court. I hope the Appeals Court uphold the ruling, lol.
