I am Tarcian stay at taman bunga last 10 years more ago..
That time single storey 3 room old house also 900 ringgit per month oledi =.="
This one should be very convenient for those don't have motorbike one..jalan kaki ok.

But from the map, I can't recognize where is Taman Bunga Raya

That's right. The blue color LRT symbol on top of the brown color structure is the Taman Melati LRT station.

Ya. I not really can recognized the road and the area already. And the whole area rather new for me even I lived at that area for 4 years back to 10+ years ago.

I wonder how is the rental of others development?

As I know, a lot Tarcian will continue to stay at Setapak and Wangsa Maju after graduate to look for job around KL area.
The LRT station at Wangsa Maju is one of the busiest LRT I think.

Over supplied is a unfamiliar work for this area, Under supplied is more like it.

As some students a bit reluctant to stay in aging & run down unit & this is walking distance, definitely have advantage over other.

This place doesn't have much choice for food and grocery. If students don't have transport, staying here will be quite troublesome. TARC do offer rides from around that area to TARC, transport isn't really the deal breaker here.

The road is small, parking will be another issue.

Anyway, the location is really strategic, compare to the many condos along jalan genting klang. Rental is almost certain, students want cheap and new. Wherever there is newly completed condo, they will move there in groups.

I'll say this place has prospect for rental, but not so sure on appreciation. Where there are students, families will likely avoid, going for less dense area. Young working adults or fresh grad might be interested, but there are lots more flat around that area going for really cheap rent and just opposite tmn melati lrt.

I think unlikely TARC will shift.. TARC is one of the key driver for Setapak wangsa maju there.. I think most will agree.

im interested with this, rental play should be OK. Even TBR with those god knows how many century old houses are fetching mad rentals.

If that map is correct, despite the close proximity to Melati LRT station and TAR college, there is lack of commercial and students will find it hassle to serve their daily needs.

I graduated 11 years ago.. that time stay at TBR..fully furnish 3 rooms house rental RM 900.. not sure how much is it now?

Rental has never been mad ( or great ) if you look at it based on today's valuation.

But you can say it's mad ( or great ) if based on initial purchased price.

Students attending TARUC are generally from not so well to do families, so they are not so picky about the condition of the house ( and rooms ). So I would imagine a 3 rooms house might fetch RM1000 to RM1200 today ?

Would it still be a good investment for a 3 room condo/apartment going at RM1200 rental ?

I say it's just nothing great.

Student rental fetches good returns are those renovated ones which converted into 4-7 rooms. Some corner houses managed to convert into 10 rooms. These are the ones making obscene income without many people realizing.

pv used very cheap materials in their pv13,14,15,16 condominiums...
i used to rent a room in pv16... the doors are hollow, security is lax and you can hear even a pin drop on the upstairs unit..

Logical. Because wangsamas dbkl staff got at discounted price 160k only compare to 198k for the rumahwip unit. I think only 260 units given out to public, rest being taken by dbkl themselves. those able to get really lucky.

For this project there is only 1 rumahwip block. Impossible the whole block allocated to dbkl staff. I guess will be like wangsamas. they will release half to the public rumahwip at 300k.

If investment how to fight price with rumawip price, parking share level only diffrent block, rumawip 300k pv9 560k (sales called said 480k bumi) , term only said rumawip cannot rent out, how you know they never give rent to people? Everytime go check meh? If kena tangkap kasi rent what will the management do about it? Revoke ah?

Well , fully book does not mean fully sell off. There might be some owner fail to get loan at the end the unit kick back to the box.

I remember 1st round i go there i saw the box got around 30+ unit available, 2nd time i go there only left 10 or less....
3rd time i go there is saw 20+ unit available again.

Did you contact the developer for arrangement ?

If i din remember wrong, after DBKL send letter say that application approves. You have to contact developer and told him you receive the letter from DBKL.
then arrange with developer to meet up together with the letter from DBKL, RM5000 Cash or cheque (no credit card allow), then fill in the form and "lucky draw" your unit at the same time.

After that developer will let you choose which bank you wanna get loan from. Then wait for banker contact you for info submission....

then if bank approve your loan , then next will meet up and sign Loan document (the bank i choose say everything deduct from the bank account - need to open a saving account if you don't have. and banker say there will be RM20 stamping fee , RM200 procedure fee and RMxxxx balance for MRTA - I took max and bank can only put RM15K MRTA into loan, balance have to pay) , if non of the bank approve your loan, then you get back refund RM4900 after 1 month from developer (RM100 been telan by developer which he mention is procedure fee and can't provide black and white ......)


after sign loan document, next step is meet up lawyer to sign S&P, here you need to get ready another RM5K. You can told the lawyer , the balance RM25K pay via EPF, they will settle for you if i not wrong.... i currently at this stage. Tomorrow meet Lawyer.

(by the way until the loan stage, you might receive a reminder letter from developer which warn you expiry date for loan approval is near. My developer agent told me to ignore blink.gif at the end until done sign loan agreement we receive a letter from developer say that we fail to meet the allow period and the unit will be kick back to the box... blink.gif , after contact developer agent, he do something let us sign a letter then extend another 2 weeks)

in my opinion, because of surrounding.... The condos might have booster like LRT, mall etc... But they surrounded by narrow road, low cost flats, immigrants settlements, flea market and etc, criminal also one of the highest rate in the country..

So, i would say, avoid setapak if can... go for wangsa maju if wanna stay nearby.

CF will be very good, CA not since most of the property target students don't hav good appreciate over the time. PV 9 Rumawip (vista 1/vista 2) are windfall with RM300k per unit. DBKL staff can even buy on cheaper price. Do 1 more partition at the living room, rental easily cover installment. Demand is high here since next to Tarc and Melati LRT.

after sign loan document, next step is meet up lawyer to sign S&P, here you need to get ready another RM5K. You can told the lawyer , the balance RM25K pay via EPF, they will settle for you if i not wrong.... i currently at this stage. Tomorrow meet Lawyer.

(by the way until the loan stage, you might receive a reminder letter from developer which warn you expiry date for loan approval is near. My developer agent told me to ignore  blink.gif  at the end until done sign loan agreement we receive a letter from developer say that we fail to meet the allow period and the unit will be kick back to the box...  blink.gif ,  after contact developer agent, he do something let us sign a letter then  extend another 2 weeks)

No competitors within 2km radius from pv9 and TARC college. Let say, if u are TARC student, will u choose 50m or more than 2km property to rent ? This project under residential title.with LRT just walking distance cover walkway,ur potential tenant is not just the TARC student, but also can find tenants work at KL city centre. Rumahwip different entrance, different facalities area.

Others project all free legal free mot stamp duty. But asked agent pv9 no free stamp duty mot only free legal fees. Just want to double confirm here.

Different market, when u go haidilao, u spend over hundred compare local fifty only, but u still choose haidilao ,different environment, can't compare at all .sometimes tenant finding is depend how u manage your unit la, bare unit who want to rent

Sure there’s a different market, but you are only renting to students, not expats. If rental price difference around 200-300 still ok. But if the rental for rumahwip is half of PV9, it’s a bit hard to fight with them.

Plus you don’t know they will have online class until end of the year? Students rental are doing really poorly in that area.

I’m staying in Setapak, and I’ll say that that area is definitely not a first choice for students. Less food/entertainment and high crime rate.

It’s not only 1-2 competitors, go further down you have the PV Condos and also Prima Setapak area. There’s a new PV18 project there also gonna be completing soon. That area has Aeon Big and lots of food.

This one is really depends, some students prefer Walking distance to LRT & TRAC, some might prefer walking to Aeon.

Over 50% rumahwip is for kakitangan DBKL, the most of they're looking for ownstay not investment.

I believe once PV9 occupancy rate increase to 70~80%, the rental price will back to normal rage rm500~800 per room.

We are looking at the supply and demand also, TARC have lover 28,000 students over 2019 year, PV9 + Rumahwip only 1000++ units, 70% owner there is looking for own stay also, I think not a big deal to rent out room for PV9.

These developments are being build on Kampung Wirajaya, Setapak. The village is destroyed for this development. The villagers got compensation.

- Villagers bought PV9 at RM42K only..

Vista Wirajaya 1 Rumawip
- DBKL staff bought at RM70K discount..
- DBKL staff occupied more than half.

- Villagers got rumawip for free

What will happen?
- Rental war, because villagers and DBKL staff got these houses for free/cheaper, they will rent out for very low price, so, it will be difficult for normal buyers to compete.
- Maintenance will be really bad as majority of villagers and DBKL staff tend not to pay maintenance fees.
- Majority of Villagers and DBKL staff have a house already, they will rent out houses from these developments to students, this area will be conquered by student, not family type, so capital appreciation will be really really bad.

in this world, only a few people will succeed, and most people will not succeed because, because before doing something, it is impossible to say, it cannot be. the cake is not ready to be made and says it won't taste good. till the end, I still will say, even the worse location and project still can get high rental, is depending how u manage your unit.

Everyone know this condo will be left unmaintaned in future especially when the buyers mostly are b40 and lower m40. I have lived around this area for more thab 30years. Becareful if u want to rent this unit, coz there are like 10 more condos gonna be built around that area. Behind pv9 is another kampung that will be teared down to built another condo. Its gonna be very high density area. M3 mall condo which is 500m from pv9 also not able to fully sell/rent.

Just met DBKL guy who plan wanna do partition to accomodate 20 taruc students in vista wirajaya and he said will not pay any maintenance fees, after finish moratorium, he will sell. As I said before, most of villagers and DBKL staff will not pay maintenance fee, they dont have money to pay, salary so little.

Hahaha.. These developments will be doomed..

You will need to clear off all outstanding including interest before able to sell any property. Utility bills as well.

Just wanna ask, when can we get the detailed floor plan of our unit?

I need info on the detailed dimension, lighting points, electrical & plumbing plans, & etc.

Seems like there is no nearest access walk to the LRT station.
Refer the video, guardhouse is at the other side of the road. Further hundreds meter walk which defeats the purpose altogether.

This rumawip vista Wirajaya become like PPR already. DBKL staff stayed there throw rubbish from window balcony, spray number on motorcycle parking. What a nightmare, I predicted long time ago, don't buy house with DBKL staff, their mentality is flat mentality, now normal owner will suffer a lot.

When other neighbour suka2 throwing things outside will affect others neigbours as well. We are living in high rise where common area like corridor (imagine hanging clothes outside corridor😂) will be shared together. If residents did not pay maintenance all things cant function like lift, guard house etc which will lead to security and safety issue.
