The very nice sofa...put at open air here.. a bit not logic for Malaysia weather... anyway, the feel really nice. But impossible to follow given the weather condition of Malaysia

My colleague just bought. Didn't manage to get much detail from her, but she said about 650 psf, total size about 2,500 sq ft. These are just estimate as she cannot remember, her husband kautim everything. Got to know many sold to friends and through recommendation before launch. Car park at least 2 (or 3 as again she cannot remember). Due to complete about 2020

Who is the architect for this project?

I manage to get a unit Overall the development looks very promising. I think it is a HK based architect and landscape architect is by famous Sek San, which will never fail to enhance the design and quality of any space. I love sek san's design.. Can't wait to move there

Sek San punya landscaping design quite overrated sometimes. Some super luxury condo project involved Sek San landscaping after project done after 1 year need to redo the landscaping again due to not practical.

2,300sf after rebate is about RM1.6 mil = 675 psf

675psf is ok but big units market hard to digest.

good morning to all the SIFUs! Visited the show house and previewed the project, am keen on booking a unit. However, need all of your advise on some of my concerns...

1) The developer track record/feedback, i believe this is their flagship luxury high rise condo in malaysia.
2) Accessibility and traffic into the development? With more units built/near completion at Bangsar south and KL Gateway, potentially very congested!
3) the mid to low cost flats next door is a concern? cars parking everywhere...

I might be wrong...but from wat i noticed its doesn't share the same access with the lower cost flats. Its seems to share the same access as park residence.
But undeniably its close to the lower cost flats....but on a higher elevation.

Big ass units for investment short or longer term is a big no no.

been advise that the developer (Bon estates) will build/enhance a 4 lane road in front of the condo (jalan pantai prima) but this road joins jalan 1/112h that joins jalan kerinchi.

Yup...i tend to agree. More for own stay.

This project is for Upgraders - which means Own Stay but improving from current state.

A uniquely good project for that family size I must say.

Tq for the insights, it is for own stay. But have concerns over the developer as it is a new comer and the accessability.

When come to such size... price.. there are not many available in Bangsar South but there are plenty of option out there.

For upgraders/ own stayers, you really need to like Bangsar South to plough in such money on this super high density location without much amenities upgrade by any of the developers.

From UOA, not only the Sphere redevelopment project, but behind the Nexus already approved for another 3500units of residential.

For this size, it will be different from those upcomings.

If you can afford rm2m house, would you like to be surrounded by 5-6k pigeon holes not inclusive the low cost apartments yet? And the access road I doubt can be expanded further to accomodate all these supplies.

And do not forget the access road also shared with the office workers here.

I work there and passing through the road in front of lrt station with illegal parked cars on left and traffic junction alligning to highway is pain in the ass. With upcoming gateway mall and new school building also towards the kerinchi road can't imagine the hell outta way.

I suppose u r refering to after work traffic. Wondering is the opposite traffic (coming into bangsar south) equally bad during tat period? How about the morning traffic?

Opposite road traffic off working hours jam from ve hotel to NPE. The back road behind the office block also jam due to many construction work there and single road. I guess it will improve if no cars are parked illegally along the expanded road. I am pessimistic as the management is increasing the parking rates yearly.
During morning I start off quite early so it's ok. Only problem if you are driving from PJ, junction along highway towards lrt is long long long queue.

Is this area under dbkl or mbpj? Enforcement officer never kacau? Tats suprising..

Im just thinking from the perpective of the residents here...they probably are against the traffic...maybe bro djvixx can shed more light on this.

The upcoming KL Gateway Mall will attempt to improve the traffic flow.

(note: not to say can improve traffic overnight but improving the flow as many cars/bikes are parked alongside and many vehicles stop for the gerai-gerai).

The biggest problem is universiti lrt station has no proper public parking space and residents of low cost flats occupy the entire lane for parking. Dbkl do not summon that place because we all know why. I've seen them summon cars in front of nexus.

Looks good! Traffic at least is just opposite Kerinchi Link access road..

Agreed, imagine coming out of the Estate and your surrounded neighbours are sandwich between low cost flat and mid houses. Developer is smart to have the gallery in Bangsar when actual location is at Bangsar South

I personally feel the comparison table could be more relevant if they have included park residence which has about the same built up size.

thats true, park residence can be had for 700 psf on sub sale mkt.

Especially the big size ones at The Park Residence. But it's fine as The Estate is completing in say 4-5 years down the road.

how to compare resi status condo with commercial status highrises?????? there is cap on density.

If my memory is right, there were suppose to be only 2K of residential units in Bangsar South in initial masterplan. So when UOA build park residences, there were no 3k units and upcoming anothers 3.5k units to flood Bangsar South.

I believe park residences big sizes will struggle to attract subsale in coming years when all these high density projects are vp-ed. Out there are too many better choices for people with budget RM1.5-2m unless the buyers really like Bangsar South and live surrounded by 7-8K pigeon hole units exclude office workers in less than 100acre land.
