from the map, looks like a bit far to walk to kerinchi lrt,

My colleague just bought. Didn't manage to get much detail from her, but she said about 650 psf, total size about 2,500 sq ft. These are just estimate as she cannot remember, her husband kautim everything. Got to know many sold to friends and through recommendation before launch. Car park at least 2 (or 3 as again she cannot remember). Due to complete about 2020

Sek San punya landscaping design quite overrated sometimes. Some super luxury condo project involved Sek San landscaping after project done after 1 year need to redo the landscaping again due to not practical.

good morning to all the SIFUs! Visited the show house and previewed the project, am keen on booking a unit. However, need all of your advise on some of my concerns...

1) The developer track record/feedback, i believe this is their flagship luxury high rise condo in malaysia.
2) Accessibility and traffic into the development? With more units built/near completion at Bangsar south and KL Gateway, potentially very congested!
3) the mid to low cost flats next door is a concern? cars parking everywhere...

I might be wrong...but from wat i noticed its doesn't share the same access with the lower cost flats. Its seems to share the same access as park residence.
But undeniably its close to the lower cost flats....but on a higher elevation.

been advise that the developer (Bon estates) will build/enhance a 4 lane road in front of the condo (jalan pantai prima) but this road joins jalan 1/112h that joins jalan kerinchi.

A uniquely good project for that family size I must say.

When come to such size... price.. there are not many available in Bangsar South but there are plenty of option out there.

For upgraders/ own stayers, you really need to like Bangsar South to plough in such money on this super high density location without much amenities upgrade by any of the developers.

From UOA, not only the Sphere redevelopment project, but behind the Nexus already approved for another 3500units of residential.

Opposite road traffic off working hours jam from ve hotel to NPE. The back road behind the office block also jam due to many construction work there and single road. I guess it will improve if no cars are parked illegally along the expanded road. I am pessimistic as the management is increasing the parking rates yearly.

The upcoming KL Gateway Mall will attempt to improve the traffic flow.

(note: not to say can improve traffic overnight but improving the flow as many cars/bikes are parked alongside and many vehicles stop for the gerai-gerai).

The biggest problem is universiti lrt station has no proper public parking space and residents of low cost flats occupy the entire lane for parking. Dbkl do not summon that place because we all know why. I've seen them summon cars in front of nexus.

Agreed, imagine coming out of the Estate and your surrounded neighbours are sandwich between low cost flat and mid houses. Developer is smart to have the gallery in Bangsar when actual location is at Bangsar South whistling.gif

If my memory is right, there were suppose to be only 2K of residential units in Bangsar South in initial masterplan. So when UOA build park residences, there were no 3k units and upcoming anothers 3.5k units to flood Bangsar South.

I believe park residences big sizes will struggle to attract subsale in coming years when all these high density projects are vp-ed. Out there are too many better choices for people with budget RM1.5-2m unless the buyers really like Bangsar South and live surrounded by 7-8K pigeon hole units exclude office workers in less than 100acre land.

1) Yes this is our flagship high rise in Malaysia. But the project team has worked on high rises overseas as well (as explained in Sales Gallery)
2) We will built 4 lanes (2 in, 2 out) extending into our area. We are located just right at the edge of Bangsar South, not deep like Pantai Sentral Park and such.
3) Car parking for low cost flat is out of our control, but Security wise, it is definitely up to the standard.

Does anyone know where is the exact development location? Based on the map, it looks like development site is on the existing gaswork towers, see the circular building on the map and adjacent site which looks like the footprint of the development.

Have anyone visited the site? I know it hasn't come up from the ground much, but has anyone ask the sales people?

Pros:
1) The Estate - Nice name
2) Gallery - Done professionally, from flow of presentation to the location opposite BSC

Cons:

Price psf can be considered cheap I believe its about RM700psf.

Due to the size, the absolute price is big la. Depends how you view it. What is unique is that its units are large (product differentiation as opposed to the new shoe boxes sprouting out.

Developer can sell sky high price only when there is denand and appetite for such products.

The location of bangsar south is as good as it gets, just accesses are not that smooth.

Again without jamx3 it wont be 'wong'.

But bangsar south as its now is not on my investment radar.

U'll b surprised how undervalued these gems are. U can most probably get an original condition one now for 1.5m. Put in another 400k reno, u get a comfy bungalow. Don't lah go crazy with 3.5 or 4 storey, apa nama designer kitchen lah etc etc.
Security is something developers hv overblown to scare d sheet out of buyers so that they can't think straight anymore...

Haha.. don't think is developer role to scare us about security, more like they are taking the opportunity to upsell us something that adds value because our beloved country isn't the safest place in the world. Not sure you agree, but staying in a good condo give some sense of security over landed unless it is gated guarded like desa park city.

old is gold.

Apart from being old, another reason why they are 1.8M is because of the remaining years on the land lease.

sales not too bad for them.. they are very good at marketing. Product wise, it is still too early to tell - i hope they can deliver good work and not provide substandard quality and defects everywhere. So far the progress is good but i felt is too close to the flats and overall BS need more access roads

The only negative thing that is always in my mind after visiting the show unit is that the private lift lobby area is enclosed with no windows or ventilation. Feels like a bad welcome home lol

i wonder hows the property slow down affect larger units like estate? Is there a demand for big units as compared to mid-size to small condos. Anyone got any stats or analysis of the property trend moving forward?

I.e: Mont Kiara ‘Proper’: listed in order of ‘Seniority’:

MK10 has breached RM 900 psf for unit sized circa 4000 sqft

Seni MK and MK 11 has breached RM 850 psf for unit sized circa 3000 sqft

Pavilion Hilltop developer units for larger sizes above 2700sqft was sold circa RM850 psf after early bird rebates.

I used to work at this area, for those who could afford the price tag of this project, Kampung Kerinchi is just out of their radar, there are plenty of cheap housing around here. Granted that access to public transportation is superb in this area. However those who could afford a house in this project would not use them. Not in Malaysia anyways.

i think generally there is a demand for larger units for high rise. a lot of older modern folks would like to upgrade to a bigger condo when their kids move out. Young family members are all looking for bigger and nicer units and they prefer condo because of the amenities and securities. Those who can afford definitely will choose large units over smaller ones. Rental potential wise im not too sure.. don't think theres alot of expat out there to fill the supplies.

what is kg kerinchi? where got kampunng there anymore......what left is low cost housing only,

I believe the word Kerinchi should be retained. But the word kampung doesn't represent the current stage of this area anymore.
