good morning to all the SIFUs! Visited the show house and previewed the project, am keen on booking a unit. However, need all of your advise on some of my concerns...

1) The developer track record/feedback, i believe this is their flagship luxury high rise condo in malaysia.
2) Accessibility and traffic into the development? With more units built/near completion at Bangsar south and KL Gateway, potentially very congested!
3) the mid to low cost flats next door is a concern? cars parking everywhere...

Can name us any high end condo situated amongst the low or lower cost enclave have better capital and rental yields?

I might be wrong...but from wat i noticed its doesn't share the same access with the lower cost flats. Its seems to share the same access as park residence.
But undeniably its close to the lower cost flats....but on a higher elevation.

been advise that the developer (Bon estates) will build/enhance a 4 lane road in front of the condo (jalan pantai prima) but this road joins jalan 1/112h that joins jalan kerinchi.

This project is for Upgraders - which means Own Stay but improving from current state.

A uniquely good project for that family size I must say.

Tq for the insights, it is for own stay. But have concerns over the developer as it is a new comer and the accessability.

When come to such size... price.. there are not many available in Bangsar South but there are plenty of option out there.

For upgraders/ own stayers, you really need to like Bangsar South to plough in such money on this super high density location without much amenities upgrade by any of the developers.

From UOA, not only the Sphere redevelopment project, but behind the Nexus already approved for another 3500units of residential.

If you can afford rm2m house, would you like to be surrounded by 5-6k pigeon holes not inclusive the low cost apartments yet? And the access road I doubt can be expanded further to accomodate all these supplies.

And do not forget the access road also shared with the office workers here.

I work there and passing through the road in front of lrt station with illegal parked cars on left and traffic junction alligning to highway is pain in the ass. With upcoming gateway mall and new school building also towards the kerinchi road can't imagine the hell outta way.

I suppose u r refering to after work traffic. Wondering is the opposite traffic (coming into bangsar south) equally bad during tat period? How about the morning traffic?

Opposite road traffic off working hours jam from ve hotel to NPE. The back road behind the office block also jam due to many construction work there and single road. I guess it will improve if no cars are parked illegally along the expanded road. I am pessimistic as the management is increasing the parking rates yearly.
During morning I start off quite early so it's ok. Only problem if you are driving from PJ, junction along highway towards lrt is long long long queue.

Im just thinking from the perpective of the residents here...they probably are against the traffic...maybe bro djvixx can shed more light on this.

The upcoming KL Gateway Mall will attempt to improve the traffic flow.

(note: not to say can improve traffic overnight but improving the flow as many cars/bikes are parked alongside and many vehicles stop for the gerai-gerai).
