Just wish to share this.

1 Razak Mansion has been handed over, and plenty of them are for sale at 320k for 800sf, i.e. 400psf. The density is three (3) blocks 18-storey of 658 units. Rental asking around 1200pm.

For those that are thinking of getting a unit in RC, will have to pay from 399k for 800sf (500psf).

Wouldn't it just make more sense to just get a unit in 1 Razak Mansion now, save all the 4-5 years interest, and enjoy a lower density.

I see a very fine line between affordable apartment / condominium in this case.

Of course they will be in different "segment" as they are 2 separate developments.

RC selling at 500psf, with interest during construction, the price will be around 550-560psf when VP.

1RM selling at 300k-320k, that's around 400psf! Not bad for a new apartment for that location.

The developer really that bad?

I went to their project launching last saturday, they even invited Best Actor of HK Film Award this year, 林家栋. Seems like they spent so much on promoting the event.

haha saw so many comments bashing on the workmanship and empty promises of the developer's projects and how the developer lied.. haha wondering how many buyers actually earned from Akisama's project.. empty promises coming from salesperson all the time.. they just wanna sell u their products.. its our duty to clarify and refer to the black and white.. few friends staying in parklane oug.. i can say the bad thing is the parking..workmanship wise always depend how much u paid for it... getting a 400k house in kl area and expect awesome workmanship.. nah.. i would say purchase based on location for that price..

Hi sifus, I visited the sales gallery. The agent told me in 5 yrs , 12 blocks will handover.
Wah... and he said 1 years for demolition works and 4 yrs for
Construction. Js wonder to know, why not 3 yrs for building the residential? They take 4 years , a bit unfair for us to serve another 1 year construction interest.
