the reason I asked is that for my previous home, the only switch to the pump was located on top of master bedroom next to the pump itself. you literally need ladder to open the cut ceiling, reach out to the pump and turn it on and off. there is no switch for pump.

unlike fish pond pump downstairs, yes they do have switch on the wall.

Need to differentiate whether they are hairline crack or structural crack. The latter means the house is sinking.

wa... hairline crack? how they usually define hairline? this one definitely need some serious restructuring already... but most probably could be land sinking issue... some of hillpark unit at the border of the hill... also got such crack issues...

intermediate most probably the last to kena the most... the ones nearer to corner or end lot will be the most serious ones....  wont sink til rumah collapse... but the serious cracks will annoy you alot....   

if phase 1 launched in 2011 r earlier at si beh far place still cant make money, the subsequent phases really eat grass lioa.

structural defects, warranty lifetime wan.....dun let the developer get away.

otherwise how you think the highland towers got compensated?

damages like this only two reasons
1, the pilling system used was wrong, without taking into the account of condition of soil when built.
2. underground movement, either caused by underground water, or jusr soil movement.
am no expert. last time phase 2 of ecopark also faced the same issue.

is it possible for developer to build double storey link house without pilling system ? just concrete slab ? like when they claim soil there was strong enough to withstand the weight of house

no way lah…..the house wont stand til vped.

there are various piling systems, its all related to cost of pilling unfortunately.

developers will need to pick one system that is more cost efficient yet wouldnt affect the final outcome.

talk to your civil enginnering friends to find out more.

few houses got foundation issue already....

Heard the fee will be RM 150 per month, another version 1st time payment RM 150 subsequent monthly fee RM 70. Don't know which is correct, just wait for the official announcement from KLK Land.

Clubhouse membership is open to residents of Bandar Seri Coalfields.

The clubhouse management will require either your Sale & Purchase Agreement (if owner) or Tenancy Agreement (if tenant) for verification purposes when you sign up as a member.

Please refer to the proposed standard membership rates below:

1) Individual Package:
Adult (Aged 18 to 60 years old) = RM70/month
Child (Aged 3 to 17 years old) = RM40/month
Senior Citizen (Aged above 60 years old) = RM40/month

2) Family Package:
Couple (2 Adults) = RM110/month
Family Package A (1 Adult + 1 Child/Senior Citizen) = RM85/month
Family Package B (2 Adults + 2 Children/Senior Citizens) = RM150/month

Membership fees are subject to 6% SST.
