QUOTE(BSC Tan @ Nov 7 2018, 05:38 PM) Sorry to hear you have such a bad experience. They won't say anything to you anywya, they will just reply you they will fix the issue. This is pretty standard no developer on contractor will admit their fault.May I know what did KLK say on this? Is this something to do with house structural issue or because of low quality building material used? |

QUOTE(BSC Tan @ Nov 8 2018, 01:34 PM) Personally, what do you think is the root cause? No extension lor, u think you Tun or Datuk Seri meh, all black and white in ur snp u sign , 24 months upon VP mean 24 months lol.How long have they agreed to extend your defect warranty period (if any), if you don't mind to share here? I thought usually high rise residential houses will have the water leakage problem, landed property should be quite rare to happen. Root cause i dont know, i doubt they will admit or share with you. anyway not only ixora got such issue, seena also have the same problem, once of the house being flood before after heavy rain. |

QUOTE(ubi1kelubi @ Nov 15 2018, 11:35 AM) my house no leaking at all eh i remember u show me a pic before your room ceiling got leak after put up the cabinet. haha if i misttakenly than maybe not u.Water proofing warranty not the same with Defect Liability Period (24 months), it have longer period, 10 years if not mistaken. u can ask the developer to repair even after DLP is ended. but worst is my car porch area , dont know how many times they fix heavy rain time , the family hall sure flood with water. i check with them 2 years only wo, for condo is 5 years, for landed 2 years as per KLK This post has been edited by tiongkeat: Nov 15 2018, 02:13 PM |

QUOTE(ubi1kelubi @ Nov 23 2018, 10:19 AM) the water in the tank will always fill up. i believe bro tiongkeat point is, if u turn off the water heater switch, after a while when u want to use the hot water, it take around 5 minutes to warm the water. or u just can let the water heater switch to always on so that the hot water will always be available anytime u want to use. yea, the water always available, but the points if let the heater on all the while, than you will get very expensive electric bill.hahaaThis post has been edited by tiongkeat: Nov 26 2018, 09:37 AM |

QUOTE(BSC Tan @ Nov 23 2018, 06:32 AM) How long it takes for the water heater tank to fill up again for the 3rd and 4th person to take bath? the water filled from your tangki, that why always available, but you need let it boil for a while only you get warm water. usually i will off the swtich when not in used, else your heater will keep boiling when it turn cold, than you will get shocked bill, i always maintain RM70-80 on my electric usage per month.anyway you got 2 water heater supply by the developer, master room got 1, another 2 rooms sharing, so not an issue, for 3 person to bath at the same time. i got neighbour remove the 2 heaters also, and replace but the normal instant heater which they believe More reliable as no need to boil. QUOTE(CikguNabilah @ Nov 28 2018, 05:35 PM) STORAGE WATER HEATER VS INSTANT WATER HEATER so you plan throw away and replace with instant?STORAGE WATER HEATER Advantages: The installation charges of a storage water heating unit are quite feasible when compared to other models. The operating system of a storage water heater is pretty simple, which means that you will be spending less on the maintenance and repairs. In the long run, if the storage unit tends to breakdown, the repair charges are not that high. Drawbacks: When you choose a storage water heater, you have to be ready to pay greater energy bills. This is because in the storage tank if the water once heated is not utilized it just sits there and gets cold. And then when you put the system on again, it re-heats the water which in turn using up more energy. If you use these units in the colder months, they will function slower elevating your gas or electricity bills. Storage water heaters require more space when compared to their instant counterparts. Hence, if you live in an already small space, a storage water heater might not be the best option for you. This kind of water heater is not suitable for a house with many members, although every member will have enough hot water to use, the energy bills will rise dramatically as the unit is in constant use. Storage units have a shorter service span when compared to instant units; they need to be replaced more often than instant water heaters. INSTANT WATER HEATER Advantages: Unlike storage water heaters, instant units are highly energy efficient. If your home utilizes around 41 gallons on a regular basis, then the instant units can save up to 24% – 34% on the energy costs. There is no denying the fact that the installation costs of an instant unit are higher than the storage ones. But on the brighter side, these systems provide you with a long and productive service life as they have lower operation and energy costs. In the simpler words, they will pay for themselves in the long run. If you are short on space in your house, then an instant unit is just the right pick for you. Instant water heaters are small and can be easily installed even in a cramped up space. One of the major benefits of an instant water heater is that you will not have to wait for the water to get heated. You will be able to get hot water instantly as and when you need it, all you need to do is switch on the system. Drawbacks: The installation charges of an instant water heater are quite high when compared to a storage water heater. Furthermore, if you are planning to replace an old unit with a new instant one, that too will be costly. Your plumber will require more time for doing that which in turn will increase the installation cost. Instant water heaters cannot be used for diverse purposes, if you want to take a shower and do the laundry at the same time, it would be difficult for you to do so with an instant unit. |

QUOTE(BSC Tan @ Nov 29 2018, 07:31 AM) Thanks for this good explanation. This is really helpful. of course you can replace with instant, as long as u got money, money can solve everything, also u can install gold toilet bowlBetween, should we need to dismantle the water heater tank given by KLK if we install our own instant water heater? Or we can just let the water heater tank remain as it is while we install our instant water heater unit? What are the advantages and drawbacks then? |

QUOTE(aaron1717 @ Dec 5 2018, 03:15 PM) yeah... i mean my point is how much water heater will affect one's life and financial planning... if its come with developer provided... just use and enjoy it je lo... wan change la... concern about electricity usage la.... use the time to earn more money better la.... as long as your aircond at 24-26 celcius, your electric bill will low, if always 16 celcius sure your bill high as the compressor work hard to achieve 16 for u which is impossible due to outside temprature and inside too much different, therefore the compressor keep running.i'm also staying with my wife at my current landed... average usage around 70-80 per month.... every night on air cond except rainy night at temp 25 and above.... i think if really wan save electricity... dont install air cond at all.... |

QUOTE(BSC Tan @ Dec 12 2018, 09:09 PM) Is that true that the water booster that the developer gave is not just for the water heater purpose but to control the house overall water supply? the booster pump only on when you use la, when not in use off it lor.If that is true, shall the water booster be on all the time? If need to be on all the time, wouldn't the electricity bill be very high and the booster worn very fast? Has anybody any ideas about the above? |

QUOTE(BEANCOUNTER @ Dec 13 2018, 10:10 AM) do you know normally where they installed the booster pump? how easy to tur it on and off? i am staying there ma, yes there is a special flat switch on the wall. the switch located outside the master room at level 1. the booster pump located beside the tangki. unlike water heater or aircond, there is special flat switch on the wall. i only ON it when i am bath, off it after usage. if i dont off it, everytime when the water fill to the tangki, the pump is activated.
