I didn't know putra mahkota interchange had just appeared overnight. Southgate area and southville city are vastly different plans that can't be compared simply like that. But I know you're just teasing.

im gonna reply this really quick based on my personal opinion.

Yes, you are right, but southville interchange is nearer by about 5km to KL from mahkota interchange. not too far but not too near as well.

Yes, probably you are right, i cant say southville landscape is the best though, since there is no complete product yet

yes, you are right too, however, i went there, yes, i saw the tesco, but not opened yet.
there will be a savanna plaza which is different concept compared to tesco, tesco just for groceries, i am hoping to see savanna will be a shopping mall,
And the shop around bansar puteri bangi, sorry, all malay food and just like typical malay town, less crowd or towards no crowd at all, of cause i will not say southville will be better, but, every investment there is a risk, we will see how it goes.

better be there to see for yourself, agent told me the same, but i went there, it was minimum 440k before 10% discount.
suspect agent just want to collect the booking fee first.

its really up to an individual how you define successful.
some may say its jam, so its successful
some may think better living environment (quiet, security, privacy) then is successful
some may thing location, location, location (still the best theory) is successful
some is looking at pricing, cheap price, dont care how far, buy one first, think later, the project WILL be successful.

so, each one of them have their own definition and valuation.
Some more if i can tell you which project is successful i wont be sitting here liao...
if u come in here, i presume you also have some feeling this might be a potential project? wink.gif

Eh? I thought Savanna plaza is just a bunch of shoplots and no mall.

As for local council, I think maybe the benefit would be lower tax with Kajang compared to Sepang, but I'm not certain.

I am not sure on the concept since there is no confirmation yet, unless there is some news that i missed...

I mean the cukai tanah/pintu? Im not sure as well and its very subjective though...they can change the charges anytime

It's very normal that we can't see Cerrado built now at this stage (Launching & Booking)
If now I see a developer started built a Project during or before Launching/Booking, then I will be scare more on the Developer Planning. blink.gif
