This sky awani 2 not meant for investment anyway, some simple plotting I did and HTC is 2-300m away (across the road) choose high floor and facing KLCC side to stay far away from it

Want to ask, which bank (or none) will finance the extra carpark (25k) too?

Macam Mana 800ft also consider Sibeh small just Gam Gam for 3 bed 2 bath condo. 720ft lagi short 80ft, 2 bed room I believe la. After discount 360k really cheap le. How many units selling 360k? Just one? Lower floor facing bilik sampah? Hahaha. Don tipu la.
Rumahwip is 300k for all unit regardless of level and facing.

Depending finishes quality, gov Kuarters for pegawai around RM250 +-PSF
Low cost housing construction cost only RM100. For example rumah banjir size 700ft is RM70000. Just imagine the diff of the finishes quality

You set this rumawip as priority? Did you pay dp for this? You can write a letter to "surrender" it, but are you sure??? I heard Skyawani1 comes with very good facilities and the density 7xx units is quite good compared to new launch 1.5k+ units.

It's good for own use if you doesn't sophisticated with htc.
The future selling price must be higher than 800sf 198k rumawip aka apartment with lif.

What I meant was rumawip-300k (with condo facilities + 900sf) can sell highger than rumawip-198k. (non facilities and 800sf)

Imho, no matter 300k/198k... both are very cheap compared to current condo pricing vary from 400-600k. It's a bargain deal for own stay owners with families.

You'd take it if you aren't those persons who sophisticated with htc myth, but bear in mind that ppl might press your price if you tend to let go in future.

Abt booking fees, u can request refund.
But think twice, not everyone of us can get rumawip... waiting for other rumaip=not confirmed get right?

who's going for queue this Saturday morning for unit selection?

any thoughts on choosing the floor 30 - 35 range for Block A?

technically because there are 10 floors of shoplots/carpark, the linkbridge connecting Block A to Block B is on 43rd storey eventhough it is floor 33

So since it is so high up, would units that are lower around floor 20 (30th storey) be a better choise? So as to minimize time spent in lifts and waiting for lifts.

Go pick 1 unit lo, if you got low floors/facing htc then hand them 2 loan rejection letters ask for full refund. Fight for your right, don't let those shark taken ur 1.5k...

Sentul point very high density, please refer to oug pl. But uoa is a much much better developer than akisama imho.

how's the crowd today?

purposely visit at 1AM yesterday but nobody queueing up yet. only got staff over there waiting with empty chairs cater for a big crowd.

anyway one thing surprisingly stated is for Group B: Walk In Purchaser. I thought this project is fully RUMAHWIP but still can open for sale???

i think need, theres a banner stating walk in customer has to fullfill the same criteria. so far i guess roughly 400 buyers. most of the ppl grab all the pool view and lower floors. no news about tower B, but i guess they might start selling tower B after selling off all units in tower A. since my sis wanted tower A, so we left when she selected her unit. and skyworld throw in a 40inch TV for tower A buyers with T&C.

i will give Skyworld a thumbs up for good planning such as que, refreshment and breakfast.

finally got someone sharing the experience.

facing swimming pool and low floor? you are also viewing a HTC stick there. I prefer the one behind. facing klcc or setapak.
but anyway is better than Block B which is nearer to another HTC stick.

I drop my unit. got penalty on the deposit.

Tower A is the furthest from HTC compared to tower B according to my sis... because she did all her home work, i just go there walk walk see see. they are selling commercial shop lot at the btm too as well as some SOVO unit...

i dunno which side is klcc and setapak. all i know is that ppl get most of the pool view and those behind. and yes, low floors like 10 and 11 all taken and floor 28 as well. maybe is becoz of the design of tower A, theres a cluster of 4 unit near the lift. thats why ppl all select these.

i heard my sis that there will be MRT2 station roughly 1 KM away. she said very far, but i felt 1km is just nice.. too near you will feel headache with all the car parking around your area and all the food stalls that open up beside the road.

quite disappointed with the organization manage. the queue number supposed to given out on saturday morning at 8am. however, on friday afternoon, about 4pm the no 1 number has been out! how unfair!

haha no wonder when they hand out official que number theres no ppl around from 1 to almost 20 +. maybe they should have just skip those temporary number (who is not around) when handing out official numbers. but with temp que number, we all do not have to wait in que but move around freely going to washroom or breakfast. however, i have already expected such issue will happen due to 'malaysia boleh' style... its all about relation.

indeed. i reach there at 4.30am, was so surprise why so less ppl. less than 10 i guess. the number given to me is 171.. so we went to complain to the organizer and skyworld management and they to gave us (30+ ppl) priority to choose block B if Block A not suitable.

well my experience was i whatsapped my sales agent around 4.30pm and was told there were 5-6 people queing, so when i reached around 5.15pm my temporary queue number was 17 already. on saturday itself, number 5 & 6 didn't show up, so those two numbers were burned.

also, internal staff of skyworld were allowed to pick their units since mid-November itself.

at least your sales agent got advice you. mine useless. didn't even mention the queue number is given on the friday evening itself.

ok I'm not gulu/electrician (I hate to use this "hero" in "hon" lol haha) Imo ppl who bought nearby htc will tell u this and ppl who didn't/sophisticated with htc will tell you that.

Normally prop nearby htc will suffer of value appreciation in the long run, I'm not gulu but this's my pov as consumer.

Skyawani is gooding, with many facilities + free 40 inch tv!
If you like Skyawani concept, this area + didn't sophisticated with htc myth, jz proceed lo. 300k is bargain, no doubt.

Those new in this area becareful at evening, many mat rempit and bicycle kids on the road, they even challenge car, about 5pm to 7pm you can see around 50 at least kids with bicycle and motor doing stunt. Just becareful when driving in this place, especially near Taman metropolitan Batu. And always assume people here don't from traffic light.

Last year you had posted a unit for RM 270K auction.
I abit curious, in case of Auction, the new buyer need to apply through KWP and whether they hv restriction can't sell within 10 years?

ANd i saw your posting of low water pressure of Sky Awani, do other skyt awani I, III or IV has similar issue?
I think this relate to the water pump or break tank...
Usually a hise rise condo should have powerful pump in the breaktank to pump the water to the top floor tank.

If the pump not powerful, the water pressure will be low and slow.
If all unit use water at the same time, the water pressure is more weaker....

Yes restriction in selling still apply. Can only start selling when your neighbour (I mean other normal rumahwip purchaser) start to sell the unit.

Application to the authority is just a formality process for lelong cases. Same like low cost unit. Only bumi lot restriction will apply if the unit is bumi lot.

Just one more question of example below:
-Signed SNP on 2017 by Mr. A
-VP on 2020, so by 2027, Mr. A can sell it in free market
-However, during halfway, Mr. A can't repay the loan and bank lelong it on 2022.
-Ms B take the unit in 2022..
-So restriction apply to sell Ms. B is till 2027? or 2022+10 = 2030?
i think so far no clear policy....

So, this teach a lesson.
In case developer or MO didn't response.
Then the owners called for press and made the thing hangat... 2 days settle, rather than wait 2 years...
