ur name so popular math.... Is this Lakeville residential or commercial title? SA or condo? Hows the traffic circulation? With over 2400 units there including RUMAWIP, the traffic will be bad?

My major concern is that the RUMAWIP people will park at roadside like crazy since their units are only entitled for one carpark. Nowadays family has around 2 cars meaning to say at least 600 cars will be at the roadside since only 1 carpark for RUMAWIP?
*
honestly you are discriminate against RUMAwIP residents with your statement.
are you saying that non RUMAWIP residents NEVER park their cars at roadside???????

have you not been to segambut, north Kiara, dsara perdana and other places?

I think all units in Lakeville entitle of 2 carparks.

http://propcafe.net/lakevilletaman-wahyu-mahsing/

where else rumahwip only entitle one carpark.

those condos.... the cars park on roadside because developer only allocate one carpark for each unit....
*
these days, most service apartments also provide one cp for size under 1000sq.

you think all will have one car only?

Honestly, you jumped the gun too fast. Mathematically and logically, chances and probability of parking car outside if you have only one carpark is still higher than if you have two. Which part of my statement implies that I’m discriminating RUMAWIP?

If both of the projects only give one carpark and I specifically only target RUMAWIP then yes, I’m discriminatory. But too bad your mentality proved that deep in you, you are the one being too sensitive like the general malaysians, jumping the gun before thinking logically and rationally, despite having so many stars. GOSH.

And bear in mind majority of those places that are jam packed, normally only provide one car park space to the unit buyer which is why I’m referring to RUMAWIP which also only provides one car park.

Please do not discriminate people for questioning the truth. you are misguided on the intention of the question and think everyone have the same thought as you.
*
How many rumawip has been vped so far thar u can come tp the conclusion that runawip residents will park their cars off road?

This is a common problem with highrise living in Malaysia. So it is a valid concern...
*
Not only highrise. Landed also.

Am sure some rumawip residents will park off road but it doesnt mean non rumawip will not.

past post the point is Lakeville each unit has 2 carparks therefore the probability to park at roadside is lower...unless the owner has more than 2 cars....

Where else for rumahwip (or you can simply replace with condo block G) only one carpark provided. therefore the probability for owner of this block to park roadside is higher because they only have one carpark. Of course this is rumahwip... the probability of owner having 2 cars also lower than Lakeville.  biggrin.gif
*
there are many ways to look at this.

i can also argue that bcos non rumawip owners are mostly investors, they will rent out to tenant that have more than 2 working adults that each has his/her own car. therefore 2 cps also might not be enough.

fair argument?

Can, why not, but logically, would you 'invest' in a 600k+ project, or 300k project, which would be easier to rent out? small unit with lower rental or big unit with higher rental? Yes, rumawip are for 'first time' buyers, but we can also argue that there are well to do families who finance their children who are genuine 'first time' buyers.

and you can say that Lakeville owners are investors, but it would hard for you to prove, while we say that rumawip has 1 cp and Lakeville has 2 and it is known and proven. Period.

Seems like you are the 1 who is triggered by this argument of parking on the roadside.
*
well......

Lakeville got 2cps and rumawip got 1cp is FACT.

Rumawip cannot rent out and must be ownstay is FACT.

if you want to walk the grey line, then everyone can tok kok here.

but blunctly pointed finger at rumawip will cause massive off road parking is not right.

Freehold or lease hold, both will be old, undesirable and unpopular after some years. How many people will buy or stay in 50+ years old high rise?
*
True
For argument sake...at least fh the land is still value for money.

Lh....the land becomes reducing or zero value upon expiring...to the owners.

after the expiration of 99 years lease, and government decided not to renew the lease... from the owners point of view... the land has also become zero value to owners immediately and they dont own the land anymore? and government able to get the land back for free for any other redevelopments....

from DBKL perspective, land value always remain good and increasing as land in KL getting scarce especially those better location ones...
*
No. The land doesnt become zero value but lh owners dont owe the land after 99yrs.

For fh...owners do owned the land via nomination/share.
I know many ppl said i dun live to 99 yrs to worry abt this....but u dun need to live thru 99yrs to see which property gives u better value for money.

Rm2.50psf is what that apa nama North Kiara project close to Komuter. Lakeville has MRT, soon to be TOD site with shopping centre, hotel and office towers. More likely rm3-rm3.50.
*
You are kidding rite?

Mrt?
Hotel?
Shopping mall?
Opis tower?

Rm3.50 might as well rent city apartments.

Wow, exciting times for lakeville investors. DPC joint venture with Country Gardens, developing the plot of land next to lakeville. Land reclamation, previously started near boundary of lakeville, looks completed now and the reclamation works seems like moving further away from lakeville. Development coming in thick and fast to this area. Exciting times!
*
to say developing the plot of land is misleading.

this development is 90% body of water, 10% of dry land. The developer has to refill or reclaim the lake kau kau to start building 20 towers on them.

Good thing abt Country Garden, they can build and complete the entire 20towers all at once. Not sure if DPC can sell all 20towers all at once boh????? devil.gif

the lake will become a pond when CountryGarden project started.

Dun dream that MS will turn the lake into recreation lake. They have yet to done so for all of their existing projects.
