The landfill capacity in Bkt Tagar can last for many years. The incinerator if needed should be built there.
*
Bkt tagar is not under dbkl jurisdiction.

Based on Singapore standards, within 500m is considered good location.
*
The difference is security e.g snatch theft.

Let's see how LV when Vped. Believe many owners are concern  with LV after Icon incidence has been viral in social media. Owners pay premium price for quality products and good customer services after sales .
*
Wind direction change over the year.

Water stream at icon city was found over one year after vped. If there is similar issue at lake view, it is unlikely be discovered in a few months after vp.

But the key issues is why there is water leaking at car parks ? MS is not new developer but More than 20 years .Small players even have better quality built producta and why no immediate fix being done for the water leaking ?
*
Big developer doesn't mean quality is better; big could mean management and supervision is stretched or overlooked. water leaking at car park is non critical, is way down the list of importance or priority. most of actual work is done by sub sub of the main contractor; communication, liability or payment issue may hinder the work to be done.

That water feature is a design flaw not to mention the difficulty of water proofing a giant waterfall. And it is so close to the corridors...
*
For reasons, wall cladding is used on high rise to avoid water seepage through brick wall.

QUOTE(4eyes @ May 28 2018, 11:33 PM)
This MRT2 has a stop at the now scrapped HSR interchange at Bandar Malaysia. If I'm not wrong, it was also supposed to integrate with ERL to KLIA at the same interchange, which may or may not still happen.

But die die want to go down to SIN can still change to ERL at Putrajaya Sentral and then go to KLIA.

It would have been ideal if the HSR happened coz the propery prices would boom in Malaysia. But I believe Lakecity's concept doesn't hinge on this project to be successful.
*
Has property price boom near Kowloon west station due to express rail link/hsr to Guangzhou?

The whole damn HK has boomed. The reason for it straightforward. For the people who can afford that kind of prices, you think public transportation is a major criteria?
*
Hk property price rise because of hsr or other reason? If hsr is not a factor in HK, why applicable for kl?

QUOTE(4eyes @ May 30 2018, 12:57 AM)
HK properties have gone through the roof due to mainland Chinese buying and also because land is scarce.

Because we are nowhere near prices in HK and the transportation here sucks, the only way is up due to such improvements. Some analyst did some reasearch back in year 2000 or 2001, comparing the effects on Singapore & KL with that of Paris and London, due to the low cost airlines and the Euro Channel Tube. Yes, the HSR was already considered way back then.

Read lah.
*
Property price in london and Paris influenced by lcc and Eurostar? How is that so? Perhaps you like to enlighten us or share 2000/1 report with us.

Since mrt1 has completed, how much has property near mrt1 stations has increased due to mrt factor alone?

Seriously I would happy and consider to rent there with cheap price. But just no good for owner in long run eventually it would ruin down such a good common area. Low rental would attract low quality tenants and they don't even take care of your facilities.
Those owner need to think twice before do that eventually it would bring down the value of property. It should mid end condo if well proper managed.
*
Holding on to high price will only benefit those undercut price; not only won't be recognized or appreciated but bleed cash every month. Property market is zero sum game, everyone for himself.

Market rental rate for partial furnish unit (80% furnish as per developer given condition, kitchen cabinet, fridge, washer dryer, built in wardrobe, etc) at RM1500. Bought at 6xxK.

Taking the lowest floor cheapest unit example 600k, rental yield at 3% only.
Yet another mah sing property as future lelong house coming soon?
*
At the peak of bull run is most frenzy and has the most numbers of punters. Appearance of lelong units is not if but how many and how soon.

Rental income that can cover your installment + maintenance fee and still have extra cash in your pocket

* Airbnb Hassle-Free
* 30 % occupancy rate
* Good investment concept
* ROI 10 % -  12 %

Freehold Project beside Xiamen University and 2 upcoming premium outlet
*
If 10% roi is consistent, reit could buy en bloc from the developer needs not waste money on m&p and agents fees.
