No vendor is willing to sell below perceived market price or cost. Most novice would take chance at auction than cut loss at subsale.

Auction in mk had reached below RM 400 psf; with more blocks to VP here; if current market sentiment persists, it is higher than fair chance, auction could drop below RM 400 psf.

Property market information is one of if not the least transparent.
