Property investment and stock investment is different ball game

You buy a stock, 1 share IGBreit will be at RM1.50, same for everyone at that time

You buy a property, "IGBreit" price is different. It could be at RM1.60 or RM1.40 at the same time. Or even RM1.20 if seller is desperate biggrin.gif

I count left count right... REIT yield is much better than property yield wor... now apartment can yield 3% or less only, landed house even worse can get 1+% consider lucky de. All hope capital gain to earn only. devil.gif

Blame all the developers manipulating the market. ranting.gif

I blame the sales tactic lar.. developer like raise the price every month.. the kiasu masses all panic and buy like crazy lar..

Also developer support bulk buy (with discount!)..for speculation and end up people who really want a house have to buy sub sales.

Apartment 4-5% gross yield still can find lah, have to be patient. If those <250k and low cost ones, maybe 5-7% also got. That's why I say property don't have 1 fixed price for all, while stock market price very transparent everyone buy the same price

Most Reit capital gain almost non-existence one. I only harap for dividend. But for property, capital gain (look long term like 10-15 years) is around ~7% average pa, plus rental the return is >10%. Rental will increase over the years also...

Over the years I notice investment is very subjective one. Different people different preference. Some like stock, some like property, some like others, and some like combination. As long as can make money, don't care lah biggrin.gif

Stock market also same. Most people chase the price when bull is here, and dump and cash out when the bear appears

When talk about money, people's behaviour is the same everywhere biggrin.gif
