the best performing properties are not in MK.
one must also be clear what is meant by "perform". In terms of price appreciation, MK is not the best. Neither is rental yield the best. Yes, it's not bad and can get decent tenant, but you have to wait (vacancy) and the price you paid for the unit (high) means the yield isn't good if you bought the unit now (of course if you bought it 10 years ago then the yield is good). IMO , today, If you want to play rental, MK is not the place. you need to find cheaper units elsewhere. I think even damansara perdana condo is easier to rent out (faster, better yield). If price appreciation, then best bet is an old house in PJ. say, damansara jaya. that one, due to matured location, will hold it's price and if priced properly can anytime let go. finding a good buy there is difficult. MK is good for own staying, cosmopolitan neighbourhood. It's very pleasant. but buy the right product and sublocation here. As for kiara 163, location is correct in MK itself. But the product remains to be seen. at 1000psf??? that's ex for an unproven project in MK. I'd rather get palma across the road. 800k can get a 3 bedder 1200 sft++. Spend some money to refurbish / renew it. Don't buy smaller format units in those new project here that are popping up everywhere here. There is a deluge of these product coming online now, and will see high no of transient population in out. Avoid highway facing units. too noisy. paper gain is useless unless you can find a buyer subsale. which will be difficult if your unit is facing competition from 1000's of new units all looking for buyers or tenants.
