It is good to know you enjoy staying in Setia Alam, jrshow....

Are you working in KLCC and if yes... what is your commuting pattern to work?
*
Be it you stay in Puchong or Subang Jaya or Setia Alam, peak hour traffic to KLCC won't be pleasant. Common problem, not only Setia Alam.

You missed out one point.. if these places...you have alternate mode of transport ie KTM... LRT and future MRT.... you can use these to travel during peak hour.

In Setia Alam. there is none. Peak or non peak... Car is your best friend.
*
Cars only can bring you to working place directly? Can't it commute you to the nearest KTM, LRT and future MRT station?

Sure you can.

I am just referring to alternate option that available to Puchong, Cheras, Subang where Setia Alam is lacking.

If residents of Setia Alam want... They even can drive their car to Subang Jaya for the nearest LRT.
*
Well, lacking doesn't mean residents don't have a choice.

Puchong also used to be don't have KTM/LRT if compare to vicinity area such as sunway/sri petaling/bukit jalil.

he talk about walking distance to LRT KTM . I want to say as long as can drive to those station within 20 minutes , and got free parking still consider quite ok for it.
*
No way.. Even Puchong has LRT station now, you think everyone stay in Puchong can walk to the LRT station?

Traffic problem happens everywhere during peak hour, it is silly if to potrait it is the only problem for Setia Alam. If really want to have significantly less impact on traffic problem, don't stay anywhere more than 8km from city center (even so, also not a guarantee).

What happen to the residents in Puchong when don't have LRT last time during peak hour?

I leave home 8am and reach intermark 8.30am.

More than 8km. But cannot compare because it obly takes me 3 mins to Penchala then cut to either Duke or jalan kuching already. Very convenient
*
So you still use about 30 minutes for that 8km++ travel and self-claim it is very convenient. Comparatively, should Vipod, Binjai residents laugh at you need to use 30 minutes for jamming in travel while they only spend 5-10 minutes to reach the same destination? brows.gif

Not sure why suddenly all ppls interested in Setia Alam.. please leave Setia Alam alone.. thumbup.gif
*
hehehe... this is what haters going to do loh.. Everything also need to compare, traffic need to compare, distance need to compare, how much ppl earn want to compare, how much ppl saving also want to compare, signboard want to compare, number hotel want to compare, parking place want to compare, how many years can get return from investment also want to compare. Next time maybe how many birth and how many people dead also want to compare.

People have own preference, own consideration, own judgement, own decision, not sure why people so like to make comparison. Perhaps they feel by comparing can make one feel how stupid he/she is to purchase the property there, and they are super smart because they didn't buy there. Some maybe pretend to be saviour because by bad mouth a certain project, they thought can "rescue" the "prospective/potential" purchaser to buy a property that self-believe is lousy. biggrin.gif

Are you sure already confirmed bought? I thought that piece of land already bought by Boustead?

Some of my personal thought:
1. That pieces of land is too small to build a township, and EcoWorld's company direction are to build large township
2. Geographically this pcs of land is hard to develop, due to hill, lake, uneven land etc, which one would need to put a lot of cost to for foundation work.
3. If Eco World were to buy this land, there would be a EGM for proposed land purchase, and I am not aware of this EGM going to happen anytime soon.
*
Listed company practise, if acquire new land, should make public announcement to Bursa. Unless the deal is still in a very preliminary stage.

true also...but i think ecoworlds will build a mixed development project since this is so near to the toll...perhaps the land also not cheap...unless they buy it 10 years ago....
*
So far based on Ecoworld annual report, they have no land bank in Setia Alam.

Frankly, got so many demand for office space in SA meh.....?

Imo, setting up gomen or private institutions stand a better chance in creating vibrancy in SA at this juncture. Getting 1NIH into SA is a good move.

Hospital Setia Alam when will be ready?

but is it possible the exit to elite from rimbayu actually quite narrow.... as in its not a smooth way out to elite... other than ELITE... do they have any other exits to KL?

i think semenyih have more highway options to exit the township and also nearer to public transportation compare to Rimbayu at least... Rimbayu closest public transportation is LRT at putra height?
*
Laugh die me... 20 year ago Puchong jam free, now jam sardine.. So, don't stay Puchong anymore, stay back KL city center.. Urbanization and development mah..

People commenting this and that also not staying in Setia Alam and Semenyih too.. laugh.gif

Bliv most of those that chose to buy new landed far away from city centre know the sacrifices that they need to make with that decision.

No point arguing which decision is more sensible cuz everyone has own priorities lah..... Pls try to understand that instead.

Anyway, it's human nature to complain..... laugh.gif

many only can afford to buy one property in their lifetime.

Few friends who work in KL/PJ that I know own few prop... They either move back to PJ/ BU. One moved to Puchong citing the jam is more bearable than Setia Alam lol.
*
I have a number of friends move from Puchong/Ampang to Setia Alam too, so how? Citing a few friends moving here and there represent nothing.

The only fact we know development always involve city expansion and when there is city expansion, more and more surrounding satellite city shall emerge. This is actually happening in Klang Valley currently.

If everyone stay in KL city center, we won't have PJ/BU today.

personally.... i also always travel to puchong during peak hours due to job nature.... the jam during peak hours is super unbearable compare to back setia alam... from same starting point in KL... sometimes i need one and half hour to reach setiawalk without accident or surprise incidents.... setia alam usually very consistent one hour travels for longer milage than to puchong...
*
Bearable or unbearable is always depending on individual.

Even a property with about same pricing in KL city center and Damansara for example also have people with own preference. Not everyone will choose KL city center property also.

Is it right people stay in KL city center can tell people stay in kote damansara don't stay there because will undergo driving fatigue or jam sardine in public transport? sweat.gif sweat.gif

true... so for me is that... i will always tell those who looking at new townships... ask them to answer the questions themselves... you can bear the driver fatigue and the distance or not.... anyway the potential buyers wanna stay or not is not our problem  biggrin.gif  biggrin.gif  not everyone have same tolerance level... and if the new townships jam got worse... matured areas wont be anyway better... unless the mantality in klang valley can switch easily to fully utilization of public transportations....

for me... since college time i already driving one hour go and one hour back.... used to it already....
*
True, I believe majority people will consider carefully on every factor when purchase a property, determine the pro and cons.

By the way, from this video show that not many people taking the first phase MRT. Not sure if the sungai buloh/kepong/damansara side traffic jam got reduce or not. Wondering those who are always priotize the public transport got take the MRT or not, or still driving and enjoying the fatigue.. biggrin.gif biggrin.gif
