However, due to a very good percentage of paying residents (probably the highest in KV) on maintenance fees (only less than 5 fingers out of 800 houses has outstanding), the taman is properly maintained as gated and guarded given rights to do so by MBSA. There a lot of professional and business owner staying inside and also retired old folks. So, the environment is much better with very little units rented out. I worked from home so I can't comment much on the traffic but I do noticed since the opening of DASH highway, the NKVE is usable again. Damai and Setia Utama 2 are on higher ground and not affected by flood directly but there are parts of Setia Alam that is affected. However, with the recent steps on re-digging all the water retention ponds and redoing the road side water outlet, I do think it will be less severe if the big flood happens again. Bukit Raja too is constructing a new water retention pond, so we can hope for better. All 3 Damai (14,15 and 16) has a very good track record on security. The few breaches over the span of 15 years are mostly internal (maid in cahoot with outsider, renovation workers) and nothing major. Damai 15 and 16 has the best bang for bucks maintenance and security fee at RM143 and Damai 14 at RM200 (last I heard). From these fees, you get proper company running the show and doing landscaping. So it's not just security. We like it here so much to the point of getting ourself a 2nd unit few months ago.

It works perfectly especially in project like Eco Park as they are all like minded people that wanted the best for the place. In Damai, there's currently 1 court case where the owner doesn't want to pay the maintenance fees and the court case is still pending. This owner is trying to take advantage of the grey area of these non-strata title ownership. But despite this, MBSA has been granting the stay of the G&G status until today due to the fact close to 100% of owner is paying. I think Eco Ardence is afraid such cases could arise, hence they went with the strata approach.

I think the Permai(s) & Setia Indah fits both price and flood free. The rest are well above the 800K including the newer Bywaters.

Saw an older Toyota Vios totalled at the traffic light in front of Shell Setia Indah. Kena banged from behind by a sand carrying lorry. Does look like the lorry going downhill either didn't stop on red light or the car coming from the Shell section went out when it's not green light. Looks the former is more likely. Just be careful at this part as it's a downhill and most people drove down fast without caring about the traffic light. Driver is a kwailo.

Did a quick browse on iProperty, I do noticed a bulk of auction units are on the lower spectrum of the pricing range like 400-600K in Setia Alam area. I guess these of the owners mostly affected by the bad economy.

He stays in Indah 10 and can check if you want to. But most these gutter are custom made using metal sheet in order to fit that tiny area and it is prone to rust over time. Best is to replace the gutter and water proof the gutter itself. Here in Damai 15, there are similar design but the gutter is at the edge. We did waterproofing on the gutter and that seems to hold up longer. The screws on the roof is also another source of water leak. Usually they would put bitumen and paint a layer of water proofing before 1-2 of layer of paint prolong the life span.

If you were to do a jog around the central park and walk around the Musika construction site, you will notice that area is really low. Do that after a rainy day, you'll think twice.
And no, newer launches has been shrinking in built-up size not increasing.
