Am sure there are units left esp the more pricey ones... only 1 exit to dash via a 5 to 6km single carriageway... and dash has 2 to 3 tolls I believe

Not sure a obout this new 22 70. I booked croceus 20x70 at 680k. After minus stamp duty and legal fees 650k.

How much is a subsale 20x70 say melastoma/maranta/mimosa 20x79 asking for? 670k to 700k....

I bought melastoma at 648k 7 years ago.... and maranta launched 3 months later sold at 668 and mimosa 3 months later at 688k.

Thats what overvalued properties are. It takes 7 years to get back to the same value you bought it for. Sad but true.

Sp setia will tell you mimosa built up is 2200. So different.

My guess is bywater is really at a low land. Its onlly 10m elevation and its closed to factories and relatively near to the cemetery and the medium cost apartments. Anyway these wont matter much if you like landed and like living in SA.

That was also my worry. Google maps indicate bywater is only about 4 to 6meters above sea level. But trust sp setia will continue to do maintenance work... continued maintenance is a must. Of course when its handed over to local authority, things may turn out differently

the bridge left little culvert on it i doubel will it be enough when large amount of water rising up to pass through...

also the drain have a net on it, i saw there lots of rubbish on it, creates clot 

Plus by water houses the topographic level is lower then the road, i beleive when the drain overflow, first impact will be the by water houses.

in that time this reaaaaaaaaaaaaaaallly ‘By water House' if the authority neglect  the issue...
