There are 3 types. 1900sf only 24 units. Rm680 after discount. Type 2 2010 sd extra 1 storeroom bout 50 units rm740k after disc. Type 3 2010 sf facing field 750k after disc.

All in all despite the very bad jam, i think sp setia landed are still worth buying. Its a complete township with everything in less than 15 years. Look at Elmina and bujit raja after 1 decade. Those who work from home will do best here. Nice house. Nice park. Nice amenities.

The only thing wrong is the house facade. Somehow sp setia landed does not move with times. Minimalist architecture like those enployed by Sime Darby Gamuda or even guocoland they are not. But these croceus architecture are atill alright as compared to the much earlier ones.

Note the earlier phase of Conicus 20 x 70. 2 types. 1900 at 673k and 2010sf at 700k.

The phase 22x70 Plenum 22x70 1900sf at rm720k and 2100sf at 740k. Plenum would have been the best buy

Sp saw plenum sapued habis and of course jacked up croceus type B significantly. Usually they just jack up 10k for a newer phase

Would it be? Would the older 20 70 ones be cheaper than 680k - you need to include stamp duty legal fees and cost of rectifyjng age related problems?

Maybe the very old ones like those older decelopements in the last 10 years or more.

Older development are nearer to the main road. Yes there's fees incurred and may require some cost to make good subsale properties but most subsale houses would have been renovated and you save back from there and you gain better accessibility.

Thanks for the insight. But the newer developments will be nearer to the new dash highway no? And comes with a urban park and a wetlands or thats marketing ploy? Haha

The new 20 70 are quite far from the cemetery. As for the medium cost apartments (well these are award winning apartments) yes they are in the same area.

As for dash, theres a new access road built by the developer connecting this northern part to jalan mokhtar dahari where the dash entry and exits are. Its a single carriageway already open. I supp ose this will be widen when there are more users If not for this new access I wouldnt consider SA due to the infamous congestion.

Dont think so la. If im an investor or a homebuyer of coz ill get a new unit when the price is less or similar to aubsale prices.

Whats sure is next year onwards there will be no more new launches of these bread and butter landed (note the last 22 70 phase will be launched year end. Strata and 900k terraces and above yes in setia alaman. Eco ardence is only interested in launching more than 1.2M above.

So no supply, the only way price will go is up, as with any matured township.

I think kasturi and baiduri are one of the best investments in sa esp when bought from dev. Even at 320 to 350k now it proves to be a resilient performer as its affordable to most people and a good place to live in, with good and well.maintained facilities and great amenities within SA.

You can get serviced apartments like trefoil within this price range but studio sized. A few people can actually share the 3 bedrooms in kasturi at a mere rm900 per month rather than having to pay 900 for 1 studio.

From kasturi to nkve toll isnt there a road goin thru setia eco park.?

And currently still jam? Did the road expansion to the toll help?

Means bad idea to buy bywater homes? Sigh there arenf many good landed near amenities and well built infra within 600k range.
Elmina. Almost zero amenities. If you want the tranquility yes.

With the last phase of 22 70 Validum comin in this year end there will be no new landed. With setia alaman, further away and 900k up and eco ardence, well you kmow the premium pricing, prices for these sub 700k landed will probably increase in the next coming years . My uneducated guess.

Setia alam thread seems so quiet. Nobodys investing in it anymore? Any thots on the potential of landed here? Should be good since its nearing the completion of all its landed phases in SA. The new launches by ardence and alaman would be 1.5M and 900k up respectively.
