if you travel from setia alam toll towards jln meru, the area on your right is Setia Alam North, and the area on your left is Setia Alam South.#

dunno abt the launching date of setia city residences. perhaps you can call setia welcome centre.

Every piece of land and its development will have pros and cons. It depends on what u r looking for and can accept or not.

North side u have commercial land followed by pkns land then sp setia houses. On the right u have those 10000 units of mid cost apartments shop lots sunsuria development and ecopark. The cementary is behind the mid cost apartments. On the left side of north setia alam u have the auto centers.

I would say north side more muhibbah as malay population is there due to pkns and mid cost apartments. South side lesser malays but u have tesco.

No lah...jam started even before anything evo ardence surfaces...

It really is heavy traffic...but 3 lanes turned to 2 lanes is the bottleneck...after the bottleneck...which is not that far from the toll stations....

Its not like it jams for few kms.

I believe before VP, developer isn't allowed to put fencing.

the fencing will only come after vp, and 70% of the residents agreed to it. am sure developer has obtained consent from buyers before they signed the SPA. obviously the cost of fencing already factored into selling price.

likewise for the rest of link houses, you guys too can put fencing but need to get at least 70% of residents agreed to it and come out from your own pocket.
