Bro, I think what it means was 3.9 +0.55 which is 4.45%.. The baseline rate is 3.9 now so add another 0.55% is 4.45%.

Public bank offer at 4.55% which is not much different actually.. Just maybe RM 10 to 20 different in each prepayment each month..

he means he will provide the legal fees of rm6k as it will be included in the loan and another few % for the insurance.. u will get rm270k and u need to pay 30k to developer + 2.5k for the SNP to the lawyer

If you get 90% loan from the bank, you just have to give 10% of the money which is rm30k to the developer isnt it?

maybank cant process yet, cimb bank do not have the record in their system, rhb bank also cant process yet (i guess) coz last week they just receive enough document from the developer..

From my experience...there are legal fees for bank loan and the other one is the legal fees for S&P...
Bank may include the legal fees for bank loan...which means need to pay higher installment each month...

I paid the first 5% at the end of december, then finding bank loan up to now..

Still waiting for the bank offer then i can proceed to sign the loan offer if found one..

Then will proceed to sign SnP (pay legal fee of rm2.5k) and sign loan agreement with the bank (pay another 4k)

my case is that, because the bank islam loan do not include into the loan amount.. (just went to the bank just now)

Then after that should be all..

oh ya.. the 10 % need to settle with the developer which is rm30k... unless the bank can lend you more than 90%... then u can pay less to the developer...

something like that.. anyone out there please correct me if i calculated wrongly.
