I remember coming here when checking out rooms to rent somewhere in March. The amenities, especially the pool blew me away! But the access was sooo awful back then. Wonder how it is now.

i just went to check the facilities at the male toilet nearby swimming pool.. some of the toilet door are broken , some toilet bowl are dirty due to people squatting there ... i wonder anyone already complain to the management ????
Mini market is open- good for resident
swimming pool is well maintain

What is "PF" ?

Rental low is simply due to owner desperate. If owners tarik harga, then rental will increase. Simple market demand supply !

It should be partly furnished.

RM 1600-1700 , I don't think it's low but depends on what size. It is a bit high for 1000 sq ft but low for 1400 sq ft. If the early buyer of 1400 sf unit ask for such rental, maybe he looks desperate based on average buying price but could be not entirely true bcz some early buyers of block A and B only bought it at 490-500k, esp those units facing West sun.

too many supply over there. bear in mind besides those newly VP unit, there are over thousand units old bukit OUG condo.

some tenant may prefer sri petaling (have lrt too) due to more commercial shop there.

I also heard of good rental for savanah. Walking distance to IMU makes the difference.

i cannot believe some comment here is like you guys are really considering to rent to PH coz its for investment laugh.gif pls go ahead and try. my friend rented her unit to ph for 1 year and she got backa totally trashed unit. even the plugs were vandalised.

this is a very beautiful condo mind you but the problem is with the area instead of the condo. existing condos in the area have housed numerous PH prior to this n now this new condo with fantastic facilities are a great bet biggrin.gif biggrin.gif

I'm staying here now, what i can say it's not too bad, not noticeable especially with the foreigners. (they quite friendly at face value)

from what i can see there's only 1 major nuisance in this project, the people who park along the roadside everyday, off peak is fine, but saturday and sunday is a nightmare. bangwall.gif

hi all, i just moved in last week. i would like to ask about the vehicle entry card.
the main entrance enter and exit left side barrier are these using a long distance reader? because everytime i try to go in or go out. i have to put the card very close or almost touch the sensor only will detect and barrier gate open.

and for the parking entrance too, i have to touch the card on the sensor only can detect.

only the big reader my card will have issue to detect. for those small black color reader no issue at all.

Many vacant? Not sure coz I have no actual figure... But my friend's unit just rented out during renovation, 1 visit and rented 1.6K 1000 sq... A friend of mine keeping unit and now only want to sell... Flipper gua, he don't want rental.. We also keep receiving sms asking for rent... I believe some is for sale.. since the access to bukit jalil open, sms asking for rent and sale also increased a lot. smile.gif

RENTAL is depend on your unit size and condition of the unit ( semi / fully furnish )
so far i can rent out my unit after choosing carefully the tenant within 2 weeks . shouldn't be any problem.
the maintenance office is well response to all complaint i made earlier

con : the outside car park is really a night mare , welcome to the community

I'm curious whether Z-Residence is good for own stay? Is it safe to walk to and back from the LRT at night ? Are there a lot of snatch theft cases?

macam many problem ler, including go out from the guard house jam, cleaning job bad, cos that time i did visit a floor there brought by agent, the floor is very dirty, but other floor is ok. how is the management there? i heard there got many empty unit until now? why?

I really so disappointed with Z residence JMB committee!
They just go ban ppl to charge their HYBRID CAR instead of setting a rules on it!
Whole world is going GREEN and Z residence JMB just think of their benefits and losses!
They can set a rules that whoever would like to charge their car using common powerpoint, pay monthly rental la!

They just want their owner or tenant to drive kancil!

If they allow ppl to charge, it is actually bring up the condo facilities and also the image so that the rich ppl will consider buying Z residence!! the rich tenant will also plan to rent it! Big competition is coming now! The RAINZ going to complete soon.

If JMB committee sees this, kindly impose rules for HYBRID CAR rather than to ban someone charging it!

BTW, i drive a normal car.. i really happy to see more HYBRID CAR ON THE ROAD!!

What size of condo are you looking for? if you would like to get a good size condo i.e 1313sf with affordable price, you can consider palace court.

Z Residence is freehold but now it's sandwiched by Casa Green & The Rainz, it makes the only access road being pack + residences are packing along the road.

Would you also consider Casa Green which will VP in coming August, I was in there saw their impressive landscaping which I think has an upper hand than Z Residence. It comes with practical size of 3R3B for 1003sf.

Kiara Residence looks nice outside but it's sit on leasehold land and I got to know that there was an suicide case happened last 2 years. I personally has a friend looking to let go the unit in Palace Court. PM me if you need more input.

I think you better go visit as 3 of them have pro and con of their own... Nothing is perfect... Just wait for while and you have another choice which is Casa Green when they Vp this year.

Personally am looking for those more than 1200 sqft if possible.. Casa Green is not in my consideration as my friend is not comfortable with the HTC beside it (i dont mind personally). Had ruled out KR2 also, because of the suicide case 2 years ago..

So that leaves me to only either Z Residence or Palace Court..

Found another newly completed condo called Denai Sutera, but seems a bit far off, as I'm working in Pavillion/KLCC area, not sure worth the drive or not doh.gif

you're welcome, i'm just that very familiar with that area u listed n my office is in bukit jalil n i almost each week will visit kuchai once. if u r asking for area like subang or puchong i might not too familiar over there. im just 1 of the normal property owner out there n i know that buying a home for own use is nvr been easy. hope that insight provided will help ur prop hunting over there. cheers!

Why never consider Kiara Residence 1? Very low density (300+ units only). Slightly cheaper than KR2.

Koret koret. Palace court is away from highway and no direct facing highway but easy access to highway. ++ points for those love peaceful and quiet environment.

To be honest, around the same price, i would suggest you go for Z Residence. Kiara layout abit narrow la, it looks nice from outside,but inside the building, so so only.

Management cashflow also strong, so the facilities is well taken care of.

Depends on your cashflow. Would you be ok to fork out 10% downpayment, legal fees and stuff like that and still financial stable? if yes, why not? as if new project, you still need to wait and pay progressive interest, furthermore size is getting smaller and smaller. If Z residence, good bargain, you might can get around early RM630k, for 1200sf. If new project, depends on area, you might can get similar size also la.

price dropped a bit now... I think 1400 sf can get around RM600k ~ 700k.
Agree with you there. Good bargain, suitable size for family, and near to LRT.. looks good for own stay.

Was wondering why there are so many units on sell, and don't see many people considering this (yea looks like cashflow thing like what you mentioned is one of the point there)

Yes, correct. Last year one of my friend get good bargain here with 550k for 1200sf.
basically, most of the on sale unit is from Block A and B, as most of them are investor. Block C and D mostly ownstay, since it VP around 2014, so i think some owners already bought another new house perhaps? haha, slowly more and more unit on sale. Very hard to say, depends on owner cash flow now also, since the pandemic still continues.

No, many buyers bought at 400k+ for 1200sf+, and less than 400k for 1000sf+ during launching. It was very good buy.

Hi all, plan to get a condo unit within this area for own stay, just noticed this condo, but the only thing that I concern about, is the HTC besides casa green, is the distance of this condo far enough to be safe from the HTC?

Not considering Casa Green, since it's just beside the HTC feeling unwell with that haha, but currently keeping eye on The Z Residence, the layout looks pretty good for me, the only thing is that some unit are having blocking tandem carpark. Anyone knows the current estimate price for high floor, 1404sqft layout in Block A with non-block carpark? will it be hard to find?

Thanks for the suggestion, will keep it in my list, but I notice that The Z is not under TIME internet coverage, that is pretty weird.... since Casa Green and The Rainz both are under TIME coverage wonder why The Z is not.
