I think quite subjective bcz got pro and con. Con being too many units and facing competition from KR1 and ZR balance units for let, esp KR1 being the cheapest can always ask for lower than both. Pro being, the benefit of the new road opened up which really enhance the convenience and LRT just operating right now.

I believe basic units should be around RM 1.50 psf while f/f may vary from RM 1.85 to RM 2.00 psf.

Rental market could be tough to give neutral or positive cashflow due to supply is long in BJ

This supply demand imbalance will persist for long time...just my worthless 2 cents

Until 2018 at least imo. And possibly until 2020. It's not going away anytime soon. Need strong holding power.

Incoming in that area like Casa Green, Rainz etc will make it worse.

Its give and take offer. VP only by earliest 19th, so fast approaching tenants for rental. Could be either cash buyer ( took VP ) or willing to put low price to sniff away the competition in next 2 months.

If I am the owner, I oso could be doing the same bcz extra RM 100-200 is not much in the 12-24 mths term but secured early tenant would be the key of any investment. It at least can cover most of the interest for bank installment. Not required to spend so much to do reno for partly furnished unit since most important furnishes already provided.

The rental market in BJ and SP basically has been stagnant for quite some time, definitely hard to see price hits RM2/psft, in the near future.

any house owners here? if with 600k budget should i get kr2 or zr? its pretty much between this 2 choices for that area? since km1 is going for 800k.

im looking to buy and str8 move in to stay. so im not looking at on going projects like parkhill, twinarkz or link2.

or should i rent for maybe another 6-12 months if its not a good time to buy house.

Hmm, KM1 West dropped to RM 800k dy? But KR2 or ZR really unable to compare to KM1, better location in terms of higher land, better view and more convenient walking distance to some amenities in The Link's shoplots.

It's buyer market now, you can choose to buy now or later also nvm. ZR already completed more than a year, perhaps not much increase btw now and 6 months later, I suggest you to wait some owners of KR2 VP first, then ask agent to take you for a tour of KR2 small unit and find out the asking price. By then, maybe you can weigh ur options for either KR2 or ZR.

IMO, RM 600k for KR2 now is damm good bcz it can be RM 650k after VP due to more demand and KR1's 1050 sq ft ( same type ) already many units sold and transacted via this price, but also I notice would be more small units on market due to 360/720 units in KR2 are 1073 sq ft, included those with double balconies or extra land.

Beside those factors by all taikors mentioned above, I may want to add one which is your feeling and the unit layout and these are very subjective. I believe if for own stay, the feeling is very crucial as you won't be staying for a short period. Some condo you just won't feel right when you first enter and some you may just fall in love at the first sight. But for investment that will be different stories liao...location, FH ot LH, new or old etc...

Just saw a lelong notice yesterday at mamak shop near zr... Zr 1.4+sf LEONG price only 500+k. Manyak desperate wanna sell. U can slow slow choice n bargain the price. Around the mamak shop manyak bunting, hanger, notice wanted sell Zr. Rental also jialat Liao....the info Can check on Cariforum property section. Some able to rent cheap cheap around rm1k+ for their staffs to stay. Lucky not bangala staffs. Just call look see and compare. Of coz Kr location better. Short walk to lrt station. Zr still too high density Over 1k+ unit. Kr1 or 2 mostly 400+- units only If not wrong.

Like what the taikor said as above, whenever for own stay purchase, it's boil down to your own preference bcz I also not sure your main criteria.

However, if both at same price of RM 600k, KR2's 1073 sq ft to be an exact size is consider very cheap ( at RM 560 psf ) and below market price, and if what you typed of ZR size of comparison is 1200 sq ft ( or to be exact 1232 to 1236 sq ft ) is also RM 600k, then I would not hesitate to say ZR's 1200s sq ft is much more worthy.

Thats because KR1's actual size of 1050 sq ft is direct competitor to ZR's 1032 sq ft, both transacted at RM 600k average since more than 6 months ago, with some deals even up to RM 620-630k.

That's translated to KR1 was RM 570 psf averagely and ZR at RM 580 psf. KR2 is upper version of KR1 and developer sold all at RM 100 psf higher, separated by 1 year plus. However, I see the difference of KR1 and KR2 should be around RM 50 psf barrier but should be minimized based on good appreciation by KR1 and number of limits to the market along the same road, limit out the gap.

If what you said of ZR's 1200 sq ft, take it 1232 sq ft, at RM 600k, that's completely cheap at RM 487 psf! My comment is it is RM 100+ psf cheaper than market transacted and proven price. And if not mistaken, this was the developer selling price about 2 years back for unsold units, before even higher upon VP.

Unless the unit you talking about was a bumi lot or, those unit via level 1 or 2 unit with no desire view or no facing. Thats the different to my opinion on market price above.

The rest, you could decide yourself. And, you may let me know if you want KR2, I may intro u the seller.

HELLO Boss, let me rephrase a bit info.

ZR is total 1136 units, definitely its high dense bcz it is just about 7 acres plot and sharing the same access with few highrises. But some buyers would be very interesting to see the Z's designed after the successful of The Zest's impression. Like many complaint, I think the only issue was water leaking, tiles popping out and lift's operation. Otherwise, the landscape are very good so far.

About the lelong, I notice there were quite a lot of lelong recenty on ZR, but also some on KR1. However, it was quite fast to lelong out.

If not mistaken, the 1404 sq ft unit, if lelong-ing vis RM 500k++ was bumi lot, same goes to KR1's 1454 sq ft, lelong-ing end of this month at RM 570k. I saw ZR's 1404 sq ft got few lelong last months and all bid price was from RM 630k, from RM 660k and from RM 670k but I not sure if more people bid it for higher hammer priced but I know, all cleared.

Location, I hesitate to say KR2 is better, just simply bcz it was corner plot, nearest to exit Kesas interchange and not directly facing Bkt OUG old condo. Not sure if nearer to LRT station is a bonus, but I dont think so unless I feel for rental purpose. Otherwise, I honestly feel both quite equal on each other.

convenient and location
1. LRT walking distance (covered walkway)
2. Tunnel access road (enjoy driving thru)
3. View of KL skyline (chilling )
4. easy access to amenities
breath taking roof top garden (private)

ZR, good public space,
1. good common space deco
2. lounge hotel feel
3. big pool

depend on what you want lol
if you dont take LRT ad walk out... and do not mind the neighbour industrial
ZR will be good

if you like to walk and take LRT, 100% will be KR2, esp to work, and say good bye to Traffic jam
