3 years had passed since most of us had signed the S&P, it's one the last project that enjoying the DIBS scheme and affordable pricing at RM 400 psf ono ....

It's now VP time .... let's discuss the defects, workmanship, trolling, buy, sell, rent and etc here ....

Thanks, Chris , for creating v3 for discussion.

The area of my unit as per vp letter is 134.58 sq m, including carpark

One carpark should be 124 sf or 11.52 sq m if I am not mistaken and the calculation is correct if I add 2 carpark size to my actual unit area.

So, for my unit
134.58 x RM 2.15 x 4 = RM1157.39

Anw, I do hope service charge can be reduced in future when JMB is formed.

Hi SAHM, thanks for clarifying.

I think 124 sq ft car park is quite decent size. Looks big for a car park, will try to measure it when I take VP. Lol.

Btw, is ur unit is Type C 1457 sq ft or Type B something with extra garden or double lanai?

thanks Chris... my maintenance fee turned out to be rm270/month including carpark.. plus sinking fund rm297.. hope fee won't increase after JMB is formed

Car park - hope it is a decent size, lol.

My unit is the 1201 sf, double lanai type. High floor. Not sure whether it is called type A2? Tower 2.

Twin Kor, u are back.

Hmm, RM 297 for ur unit is stg around our Zest anyway. I dont think the fee would increase gua, bcz I feel the Management Fund would be very rich and thats a cool idea of all owners to pay 4 mths in advance bfore take key.

Macam mana? Rent out ur unit?

New road is officially opened dy, but make sure u must be careful because traffic light not working yet.

Hmm, I consider to flip one or rent out both.

Bcz, I think reno a bit doesnt costs very much since the kitchen cab, hob and hood, 5 air cons already there, just thought to add plaster ceiling, lighting, and some furni if f/f bcz I found a jalan from a closed agent, who had Japanese expats looking for big size, full furnished and as long as no Korean brand, willing to offer RM 2.5k or higher and 1 shot pay 6-12 months rental advance, tempted.
