Thanks, Chris , for creating v3 for discussion.

The area of my unit as per vp letter is 134.58 sq m, including carpark

One carpark should be 124 sf or 11.52 sq m if I am not mistaken and the calculation is correct if I add 2 carpark size to my actual unit area.

So, for my unit
134.58 x RM 2.15 x 4 = RM1157.39

Anw, I do hope service charge can be reduced in future when JMB is formed.

Hi SAHM, thanks for clarifying.

I think 124 sq ft car park is quite decent size. Looks big for a car park, will try to measure it when I take VP. Lol.

Btw, is ur unit is Type C 1457 sq ft or Type B something with extra garden or double lanai?

You are welcome.

Car park - hope it is a decent size, lol.

My unit is the 1201 sf, double lanai type. High floor. Not sure whether it is called type A2? Tower 2.

Any idea whether the new road is opened now or we still need to go in from OUG?
Thanks.

1st swim today, after the hardwork of checking defect..
cozy, ok.. give it a a good rating on the deck ( acceptable )

but discovered :

1) sauna/changing room no bench  (not yet install?)
2) no mirror inside the changing room (not yet? or missing)
3) reading room is empty... (if compare to Z residence, not good enough to compete)
4) BBQ... where is it?
5) Roof top is enjoyable, spend a good rest there with a coffee, nice...

6) Lobby drop off, sofa and etc , acceptable
7) Jogging track should do better,

Can't wait to see the KL view from the rooftop garden. Any picture to share? smile.gif

dimensions stated in plans usually are referred to centre to centre of the wall wherelse upon completion you are measuring internal dimensions.
wall thickness may vary from 100mm to 450mm depending on whether they are shear walls or not.
150mm deviances is quite a norm for thickness of the walls.
cheers and congrats!

Long time no see.

If I may add, whatever given, not in the SPA / brochure, it is not contractually bound. What is stated in the SPA is building plan approval number, though. So, the details in the approved building plan are binding.

Anyway, I got a feeling that it is built according to the building plan. Just guessing. biggrin.gif

It is a TOD project. First phase should be service apartment. Should be around RM7xx psf.
A high end mixed development.

That's why I may want to keep my KR2 unit.
