QUOTE(Kenleo @ Mar 8 2016, 04:55 PM) This is good start for trending cafe coming to semenyih. Anyway it not convenience for eco hill residences. Nearer to Pelangi semenyih is better. More to come soon in ecohill business centre. Greet! Yeap, the first 54 units of shoplots would be the benchmark.. But currently still in the piling stage only.. |

QUOTE(cheryee @ Mar 9 2016, 12:43 PM) My understanding from the circular is that service apt, soho and sovo are currently oversupplied in Selangor thus the Lembaga Perumahan dan Hartanah Selangor has decided to freeze the approval for such applications. Wow, TKJ.. Thanks for sharing.. only in Selangor, KL not affected? This post has been edited by samkps: Mar 9 2016, 01:32 PM |

QUOTE(Longshot @ Mar 9 2016, 09:20 PM) 2016 is already going to be a slow year and with this recent announcement, I believe it will hurt developers even more as they can't launch any apartments in the 2nd half of 2016. Bro longshot, if not mistaken, condo is not affected. Only those with commercial elements is in.Market is going to be extremely slow for 2016. Let's not forget the revise Budget 2016 announcement on property below rm300k is for 1st time home buyer. That is still very unclear and now this. Hopefully there will be clearer direction in the coming months. |

QUOTE(Wobblyblob @ Mar 11 2016, 11:12 PM) I dont know why people like to condemn Semenyih. Mantin and Seri Pajam is even more further away from KL and property is not cheap too as it is expensive and if not sometimes more expensive than Semenyih and so ulu, so much more ulu-er than Semenyih but no one condemn those places!!!! Well say bro... I think maybe its the word Semenyih, sound like very "nyeh-nyeh" or maybe some people's got something against Semenyih. Semenyih is far better than Mantin or Seri Pajam and there are places like Ecohill, Eco Majestic, Country Garden Diamond City which looks way better than most places in KL or PJ. Even Univillage apartments at night look better than most apartments in KL or PJ. Ammenities wise Semenyih's got even better ammenities and more shops than some areas in KL or PJ, so I dont know what these haters are complaining about?! In about 1 year or less, the MRT will start its operations from Kajang and it will be 15 minutes drive from Kesuma Lakes through the Ecohill link to Saujana Impian station. The journey to KL from Saujana Impian station is 30 minutes. All in all it takes only a total of 45 minutes to reach KL from Kesuma Lakes, Semenyih by MRT. Much better than some people who live in KL/PJ but take 1-2 hours to reach their workplace. In 3 years time Kiara Plaza/ Kajang East/ Vista Valley will be completed and these will complement Kiara Buisness Centre as more shops, retailers and buisnesses will open up there and this will be a vibrant area. By 2020, Ecohill, Eco Majestic and Ecohill 2 will be mostly completed and Silver Square and mega malls will open up there. The other parts of Semenyih will be turned from jungle/plantation/abandon land to townships like Eco Forest and Mahkota Hills. SO WHAT ARE THESE HATERS COMPLAINING ABOUT? Anyhow, haters gonna continue to hate semenyih and keep on saying something not right.. ulu lar, far lah, toll lah, worry will be kidnapped lah... blah... blah... blah... will just continue... |

QUOTE(gtfan @ Mar 12 2016, 12:10 PM) Well, everybody have their own whims and fancy. I like semenyih because of it's mountain backdrops, and plenty of greenery instead of concrete jungle. Currently, i like the feeling of staying in a resort feel like as every weekends is like a holiday to me and there are plenty of things to do if you know where to look (hot springs, plenty of lake to fish and some are free, plenty of eco tourism to do, golf club, driving range, go kart, futsal, organic farms - they even deliver to your hse on weekly basis, and dusun too). Plenty of cina foods (the old part of the town or in broga) and malay food too. You may even visit kajang which is short drive for satay foods, etc. Well said Fan gor.. Compare to Seri pajam or mantin, semenyih have better amneties with hypermarket, supermarkets, fast foods around the areas. 24 hrs clinics are plentiful, banks too. 30 mins drive i will reach Midvalley mega mall on weekend but why bother when you have IOI shopping mall which is nearer. Anyway, haters are going to hate but at the end, i am not bother as i enjoy my peaceful weekends |

QUOTE(enriquelee @ Mar 15 2016, 10:20 AM) Not only in Semenyih, other places also similar at the moment. Which project VP recently within this 6 months in klang valley no need to hold, but already have good occupancy or good flipping profit? Township benchmark for SEH would be Rimbayu I presume. How's the occupancy rate at Rimbayu at the moment? Semenyih haters just will just keep on attack the low occupancy due to far lah, ulu lah, traffic jam lah, no job in Semenyih vicinity lah.. But have you seen these bunch of ppl will do the same in Rimbayu thread? |

QUOTE(honyosan @ Mar 15 2016, 11:00 AM) 3Â to 5 years is too optimstic, my bet to semenyih is 10 to 20 years. But i am impatient and fast hand fast leg type of flipper, so no for me to semenyih Yeah, flipper please stay away from Semenyih, go to fast hand fast leg project, though I doubt still have at the moment lah..
