Its kinda insignificant issue since its covered under HDA. But with many projects going on advertised on FB / net, spoilt for choices. Yes, utilities, disbursement of monies frm bankers based on architect's paper approval per se, the need to proof to tnb (eg) to convert to residential charges (80% min owners needed, jmb after 1 year VP), etc. I have never indulged in commercial title hence just some worries. Just need some convincing. I am hearing all these things albeit with no confidence.
I knw this place and its rare to have FH in wangsa. And yes, the plan is almost new in this area, hence niched. Quite elastic to the oil and gas industry (some may disagree)
I cant compare with SG, Hedge, SR, Infinitti as those are different ball game. Any advises that "hey no worries on that commercial thingy as it aint mean nothing" - appreciated.

*looking to get my 1st prop. mostly not going foe own stay, looking to rent out or flip ---- what do sifus think ? would be interested to know = )

Meaning, I am just thinking if there is any difference or clear definition of commercial. I am unsure in how strong a tenancy agreement is here - in some other countries, it is. On another subject matter of flipping - agreed. Earlier phase but with developer in mind. The more a delay occurs, rugilah. Worst, if leasehold. I experienced selling one, got my monies back after 12 mths (authority says their kpi is 6 mths ... Ceh). Had to sell my car to maintain the morgage, since the buyer didnt want to sewa. Just buy, wait, enjoy old pricing. Sigh ...
