What distingusih condo and flat is not the density but facilities involved.

Flat usually just comes w carpark if any.

Actually condo is an american term. Uk term its called apartnents.

did they show you the layout plan of yr carpark lots before you completed the signing of the SPA?

its common for parking podium, its split floors. meaning 5a and 5b.

usually carpark allotment is based on the value of your purchase. the lower the value, the higher the carpark lots.

I dun think the lawyer had misled you. He or she did say it was level 5.

Its your understanding of level 5 = 3rd floor.

You seem to blame the lawyer and develoepr for everything except yourself

They cant advise you if they dont know what u already knew and what you didnt know.

Even spa and dmc how many buyers know every single clause they signrd? Does developer need to put every buyer in a class and give test at end of session to see if you have enough knowledge to go thru the sale?

We learn something new for every property u bought. Yes very jhigu tuition fee indeed.

Otherwise ask an experience friend w good knowledge of buying new property off plan b4 proceed. Maybe you are too proud to even ask?

I agree w forumer here. Perhaps its best to buy subsales. Yiu can even bring fs master to comment on things b4 proceed or bring a measurement tape to take care of every corner of the property. But you wont do this would you? Bcos of the rebateg givem?

700k per unit is not exactly meants for newbies.

Newbies should buy subsale where they can feel and touch the building, know their neigbours and neigbourhood

This is the chance you take...buy into unknown.

Carpark design is not flaw. Even shopping mall carpark podiums are like this

BUT usually we just take the illegal short cut by cutting thru the ram across.

If follow proper signs, every turn one needs to make a big round de.

only those projects got potential for rental and subsale business. but these days, not many potential buyers, mostly for rent.


but many agents also don't know head or tail about the project. they just got the full ownership list from some source and hope to make a deal.

Usually the lawyer will give u an invoice of all inclusive fee and you pay the invoice and they will give u receipt.

Sometimes fishy unless yr cheque was issued to land department

The strata law 2013 has passed jor...yes under the law mot needs to pay immediately after vp.

But since 2013 land office still cant keep up with clearing backlog. Til now still need to wait around 2 to 3 yrs.

I know many projects have been vped this year but citizen is the 1st project kena this new law.

Also usually buyers were given 1 yr to pay up....but now is 3mths?
